GENERAL REFERENCES
Subdivision of land — See Ch. 162.
Pursuant to Article 16 of the Town Law of the State of New York, a Planning Board of seven members shall be appointed for the Town of Wawayanda, Orange County, New York.[1]

A. 
Pursuant to provisions of Article 16 of the Town Law, said Planning Board hereby appointed shall have full power and authority to approve plats, prepare a Master Plan and make such investigations, maps and reports, and make recommendations in connection therewith, relating to the planning and development of the Town as it deems desirable, and to report to the Town Board as required by law; provided, however, that the total expenditures of said Board shall not exceed the amount appropriated for its expenses.
B. 
Said Planning Board hereby appointed shall have full power and authority pursuant to all federal, state and local laws and ordinances.
The Town Clerk be and hereby is directed to forthwith file with the Clerk of Orange County a certificate showing that the Town Board has authorized its Planning Board to approve plats showing any new streets or highways with the Town, and the Town Clerk shall write the County Clerk requesting that said Clerk, pursuant to § 278 of the Town Law, refuse to file or record any plat of any subdivision of land with or without new streets or highways until it has been approved by the Planning Board of the Town of Wawayanda.
In order to establish a proper and orderly transition of business from the Town Board to the Planning Board, the duly elected Town Clerk, on behalf of the Town Board, shall deliver to the Secretary and/or Clerk of said Planning Board hereby created any and all books, records, papers, money and property pertaining to the Planning Board.
Any and all applications presently pending before said Town Board shall be transferred to the Planning Board at their present respective stages as well as any and all new matters.
