The purpose of the R-1 District is to provide
for medium-density residential development. The regulations are designed
to stabilize and protect the residential characteristics of the district
and to encourage a suitable environment for residential activities.
The district also allows selected nonresidential uses, provided that
they are permitted by conditional use permit.
Land, buildings, or premises shall be used by
right for only one or more of the following uses:
A. Single-family detached dwelling.
B. Single-family semidetached dwelling (twin).
C. Family-based community residence facility, subject to §
196-112.
D. Recreational, park, or play area.
The following uses shall be permitted by conditional use permit only, subject to the applicable provisions of Article
XVIII, Procedure and Standards for Conditional Uses:
A. Community center or similar municipal or civic use, subject to §
196-134.
D. Independent living facility, subject to §
196-136.
