A. 
All zoning requirements under Article XIII shall be met at the time of any erection, enlargement, moving, or change in use. If a new structure is added to an existing complex of structures or if an existing structure has an addition, the site plan provisions of this chapter shall apply to the enlargement or new structure.
B. 
Damage to nonconforming structures.

(1) 
If an existing structure which does not comply with the zoning requirement set out by the Borough of Chesilhurst suffers damage from fire or acts of God or nature, that structure shall be repaired in the following manner:
(a) 
When damage total is 59% or less, the structure shall be restored with no change in design.
(b) 
When damage total 60% and above, the structure shall be brought in compliance with Article XIII, Zoning.
(2) 
The Building and/or Zoning Official shall determine the percentage of damage.
C. 
All developments resulting from subdivision and site plan approvals shall comply with all the design and performance standards of this chapter, including conditions imposed by the Borough as shown on the approved plat and/or included in the resolution of the Planning Board.
