Monuments shall be placed at all block corners, angle points, points or curves in streets and at intermediate points as may be required by the Municipal Engineer. The monuments shall be of such material, size and length as may be approved by the Municipal Engineer.
A. 
Utility and street improvements shall be provided in each new subdivision in accordance with standards and requirements described in the following schedules.
B. 
The standards and specifications for each general type of development shall be as follows and as indicated in § 220-24 hereof:
(1) 
For apartment, row house and similar multifamily residential types, improvements shall be in accordance with Standard A.
(2) 
For one-family detached dwellings with typical lot widths of less than 100 feet, improvements shall be in accordance with Standard B.
(3) 
For country homes with a lot area of 15,000 square feet or greater and a lot width at the building line of 100 feet or greater, improvements shall be in accordance with Standard C.
(4) 
For commercial, industrial and other special type uses, the standards shall be as determined by the Planning Commission and the Municipal Engineer.
C. 
Procedure for installation of required improvements. Required improvements shall be installed by the subdivider/developer under the supervision of the Municipal Engineer. The subdivider/developer may elect to carry out minimum improvements by any of the following methods:
(1) 
A certificate from the Municipal Engineer that all improvements and installations to the subdivision required by this chapter have been made or installed.
(2) 
An acceptable instrument of financial security filed with the Commission in accordance with § 220-8B(3) hereof.

B. 
In cases where the above requirements are deemed not appropriate by the Planning Commission and the Borough Engineer to serve in the public interest, the right is reserved to increase, change, alter or substitute materials, manner and specifications for utility and street improvements.
