The title of this chapter is the "Zoning Law of the Village
of Fort Edward," and it shall include the text and the official Village
of Fort Edward Zoning Map.
The purposes of this chapter are to provide for orderly growth
and change within the Village of Fort Edward and to provide for the
health, safety and general welfare of existing and future residents.
Further, this chapter is intended to implement the recommendations
made in the Village of Fort Edward Master Plan, dated 2006, as amended
and supplemented by further actions of the Board of Trustees and policies
adopted by the Board of Trustees.
A.
A land use permit shall be required for any of the following actions:
(1)
Construction of a new building or structure 100 square feet
or larger in ground coverage.
(2)
Enlargement of an existing building or structure.
(3)
Change in the use of a building or of land.
(4)
The placement of signs over three square feet in area.
(5)
Any excavating, grading, fill or construction.
B.
The following activities do not require a land use permit but must
meet any other applicable requirements of this chapter:
(1)
The construction or enlargement of buildings or structures within
applicable area limitations under this chapter and with less than
100 square feet of ground coverage.
(2)
The placement of signs up to and including three square feet.
(3)
The replacement, in kind and in the same location, of porches,
decks, patios and garages.
C.
The following activities are not regulated by this chapter and do
not require a land use permit:
This chapter shall supplement all other provisions of the Code
of the Village of Fort Edward. In the event of a conflict between
the provisions of this chapter and any other chapter of the Code of
the Village of Fort Edward, the provisions of this chapter shall control.
