For the purpose of this chapter, certain words and terms used herein are defined as follows:
The Planning Board of the Town of Saugerties.
Authorization by a property owner for the use by another and for specified purpose of any designated part of his property.
A transfer of property between two (or more) adjoining landowners where the property to be transferred has less than the minimum lot area for building purposes as required under the Town of Saugerties Zoning Law, and no new separate lots are created.

A street which serves or is designed to be used primarily for fast-moving traffic or large traffic volumes.
A street intended to primarily provide access to abutting property.
The dates when a sketch plan, preliminary plat or plat shall be considered submitted to the Planning Board, hereby defined to be the date of the regular monthly meeting of the Board, at least 10 days prior to which all required surveys, plans, data and fees are filed with the Chairman or other authorized person of the Board.
The map established by the Town Board pursuant to § 270 of the Town Law, showing streets, highways, parks and drainage, whether existing or proposed.
The final drawing or drawings of the subdivision submitted to the Board which, if approved, may be duly filed in the office of the County Clerk.
A drawing or drawings clearly marked "preliminary plat," showing in detail the salient features of a proposed subdivision, submitted to the Board for consideration and conditional approval prior to submission of the plat in final form in accordance with this chapter.
Any area reserved on any lot, site or parcel of land for the purpose of providing vehicle access from an access road or state, county or Town highway, to a principal and accessory structure located on said lot, site or parcel, that is in excess of 300 feet in length.

Any change in the plat of a subdivision which has previously been filed in the office of the County Clerk.
A street which serves or is designed to connect minor streets to the major street system.
A freehand diagram showing the general features of a proposed subdivision in accordance with this chapter.
A right-of-way for vehicular traffic, including road, avenue, lane, highway, or other way which is an existing public way, or a way shown upon a subdivision plat approved by the Board as provided by Town Law, or on a plat duly filed and recorded in the office of the County Clerk.
Any person, firm, corporation, partnership, or association who shall lay out any subdivision or part thereof, as defined herein, either for himself or others.
The division of any land into two or more lots, blocks, parcels or sites. Subdivision includes the division of any land for the purpose of offer, sale, lease or development, either on the installment plan or upon any and all other plans, terms and conditions, including resubdivision. Subdivision includes the division or development of residential and nonresidential zoned land or land intended for either purpose. The division of a parcel of land that is recorded under one deed but is bisected by a public right-of-way, whether defined by legal boundaries or established by public use, into two separate portions, one on either side of said right-of-way, shall not be considered a subdivision.

All subdivisions not classified as minor subdivisions, or any size subdivision requiring any new street or extension of municipal facilities.
Any subdivision fronting on an existing street containing not more than two lots, for the purpose of residential use, not involving any new street or road or extension of municipal facilities, and not adversely affecting the development of the remainder of the parcel or adjoining property, and not in conflict with any provision or portion of the Zoning Ordinance, Town Comprehensive Plan or Official Map, if such exists, or this chapter. No parcel may be divided more than once as a minor subdivision in any three-year-and-one-day period and shall be subject to the provisions of § 265-a of the Town Law. No lot previously approved and filed within three years and one day of subsequent application may be considered under the minor subdivision provisions of this chapter.
The Board of Trustees of the Town of Saugerties.
A comprehensive plan for the development of the Town prepared by the Planning Board, pursuant to § 272-a of the Town Law, which indicates the general locations recommended for various public works and reservations, and for the general physical development of the Town, and included any part of such plan separately adopted and any amendment to such plan or parts thereof.

The person duly designated Engineer of the Town on a permanent or consulting basis.
The officially adopted Zoning Ordinance of the Town, together with any and all amendments thereto, in accordance with Article 16 of the Town Law.[1]
