A. 
Any use permitted in R-1 Residential Districts, in which case the regulations set forth therein shall apply.
B. 
One-family semidetached dwellings.
C. 
Two-family detached dwellings.
D. 
Multiple-family dwellings.
E. 
Boardinghouses, lodging or rooming houses.
F. 
Conversion apartment (Article II, § 450-13).
No building shall be erected to a height in excess of three stories and/or 35 feet. (See Article II, § 450-6.)
A. 
Each one-family detached dwelling shall be located on a lot of not less than 7,500 square feet in area and lot width of not less than 50 feet at the building line, when served by both public water and sanitary sewers.
B. 
Each two-family dwelling shall be located on a lot of not less than 7,500 square feet in area and lot width of not less than 50 feet at the building line, when served by both public water and sanitary sewers.
C. 
All multiple-family dwellings shall have a lot area of not less than 7,500 square feet or 2,500 square feet per dwelling unit, whichever is the greater, when served by both public water and sanitary sewers.
D. 
Notwithstanding the above area requirements, if public sanitary sewers are not provided, multiple-family dwellings as defined herein are not permitted.
All buildings, including accessory buildings, shall not cover more than 30% of the area of the lot.
A. 
For one- and two-family dwellings, each lot shall have front, side and rear yards not less than the depths or widths following:
(1) 
Front-yard depth: 30 feet.
(2) 
Side yards: two in number, neither shall be less than five feet and the total for both side yards shall be not less than 12 feet.
(3) 
Rear-yard depth: 20 feet.
B. 
Housing projects, garden apartments and similar enterprises necessitating two or more multifamily structures on a single lot shall conform to the following regulations:
(1) 
There shall be minimum yard width of 30 feet along streets and roads upon which other structures face.
(2) 
No structure shall be located closer to an adjacent property line than 15 feet.
(3) 
No structure shall be located closer to any alley or minor street than 20 feet.
(4) 
Minimum spacing between structures on the same lot shall be as follows:
(a) 
Between faces of parallel buildings 50 feet for one-story height, plus five feet for each additional story. If faces are obliquely aligned, the above distances may be decreased by as much as 10 feet at one end if increased by a similar or greater distance at the other end.
(b) 
Between facing ends of buildings, 25 feet for one or two stories in height, plus five feet for each story above two.
(c) 
Between end walls and the front or rear walls of other buildings, 30 feet for one or two stories in height plus five feet for each story above two.
Parking shall be provided in accordance with the provisions of Article IV of this chapter.
