There shall be a Cranberry Township Planning Advisory Commission,
which shall have all the powers and duties conferred upon it by the
Board of Supervisors, as permitted by law.

The Cranberry Township Planning Advisory Commission shall consist
of five members, as appointed by the Board of Supervisors of the Township.

The Planning Advisory Commission shall make an annual report
to the Board of Supervisors of the Township, showing its transactions
and recommendations.

The purpose of the Planning Advisory Commission shall be to
provide advisory recommendations to the Board of Supervisors on certain
land development and subdivision applications submitted to the Township
for the Board's approval. These recommendations shall be based
on the specific requirements of the Township's Zoning, Subdivision,
and Land Development Ordinances. The Commission shall also advise
on community planning processes and the development of appropriate
land development and zoning ordinances that fulfill the vision of
the Township's Comprehensive Plan.

1. The Planning Advisory Commission shall exercise the following powers
and be subject to the following duties:
A. Assist in the preparation, revision or amendment of the Township
Comprehensive Plan, as set forth in the Municipalities Planning Code,
and make recommendations to the Board of Supervisors on its adoption;
B. Maintain and keep on file records of its actions. All records and
files of the Planning Commission shall be in the possession of the
Board of Supervisors;
C. Assist in the preparation of and make recommendations to the Board
of Supervisors concerning the adoption or amendment of the Official
Map;
D. Assist in the preparation of and make recommendations to the Board
of Supervisors concerning the adoption or amendment of the Township's
Zoning, Subdivision and Land Development Ordinances;
E. Promote public interest in, and understanding of, the Township Comprehensive
Plan and any other community planning efforts;
F. Advertise and conduct public meetings in accordance with the requirements
of the Municipalities Planning Code;
G. Request from other departments and agencies of the Township such
reasonably available information as the Commission may need to undertake
its duties as set forth in this subpart;
H. In the performance of its functions, enter upon any land to make
examinations and surveys with the consent of the land owner;
I. Review the Zoning Ordinance, Subdivision and Land Development Ordinance,
Official Map, provisions for planned residential development, and
such other ordinances and regulations governing the development of
land no less frequently than it reviews the Comprehensive Plan;
J. Review land development, subdivision, and zoning applications, except
the following:
(1)
Subdivision applications of less than five lots;
(2)
Revised subdivision applications;
(3)
Subdivision and land development applications that meet the requirements of §
22-301.9 of Chapter
22, Subdivision and Land Development, of the Cranberry Township Code of Ordinances;
(4)
Revised conditional use applications; and
(5)
Revised tentative and final planned residential development
applications, to which the primary revisions are adjustments of lot
lines, easements, and rights-of-way;
K. Review such land development, subdivision, and zoning applications
as may be referred to the Planning Advisory Commission by the Township;
and
L. Do such other acts or make such studies as may be necessary to fulfill
the duties and obligations imposed by the Board of Supervisors.

Act No. 247, known as the "Pennsylvania Municipalities Planning
Code," 53 P.S. § 10101 et seq., is incorporated herein,
to the extent it is not inconsistent with this subpart.
