A. 
A lot shall be used for the following purposes and no other:
(1) 
A single-family detached dwelling, provided that no dwelling shall be less than 624 square feet on the ground floor, and provided further that, if there shall be included in the dwelling an attached garage, the garage shall not count in determining the compliance with this chapter. In split-level construction, the living space that is situate less than a full story higher than the first floor level shall count in determining the square foot area herein provided for.
(2) 
A church or other place of worship and schools.
(3) 
Professional offices, where situate in the same residence or on the same lot as the residence of the person conducting such office.
(4) 
Customary home occupations, such as dressmaking or millinery, conducted by resident occupants only.
(5) 
A private garage or carport may be located in the required side and/or rear yard but not less than five feet from any property line, provided that it shall not exceed 15 feet in height. The provisions of this subsection shall not apply to a side or rear yard which abuts a street.
(6) 
A private swimming pool and accessories, provided that the construction and operation of same complies with all other applicable ordinances of the Borough of Westville.
(7) 
A kennel or doghouse for a single dog, child's playhouse, tool house not exceeding 32 square feet and a screened-in structure for summer use not exceeding 200 square feet shall not be considered to be a building within the terms of this section.

Accessory buildings in accordance with § 205-80.[1]

B. 
Except where specific provision is otherwise made in the Code of the Borough of Westville, professional offices, customary home occupations and any other business use shall not be operated from 12:00 midnight to 6:00 a.m. In any application before the Land Use Board, the hours of operation may be further restricted as a condition to any approval.

The area, yard and setback regulations are set forth in the Table of Zoning Requirements included at the end of this chapter for easy reference.
A. 
Lot area and width. A lot area of not less than 6,000 square feet per family shall be provided for every building hereafter erected or used in whole or in part as a dwelling and each lot shall have a width at the building line of not less than 50 feet.
B. 
Building area. Not more than 35% of the area of each lot may be occupied by buildings.
C. 
Yards. Front and side yards shall be provided on each lot as follows:
(1) 
Front yard. The front yard shall be determined in accordance with the existing established building lines on each street.
(2) 
Side yards. For every building, two side yards not less than 15 feet in aggregate width and neither less than five feet in width, except that in case of a corner lot any yard which abuts a street shall be not less than 10 feet in width.
