The Planning Board is authorized to adopt land subdivision regulations in accordance with the provisions of RSA 674:35 et seq.

The Planning Board is authorized to review and approve or disapprove site plans for the development of tracts for nonresidential uses, whether or not such development includes the subdivision or resubdivision of a site, as provided in RSA 674:43.

The Planning Board of the Town of Bedford is herewith authorized to charge reasonable fees to individuals appearing before said Planning Board, and the revenue generated by said fees shall be paid to the general fund of the Town of Bedford.

The Planning Board, its members, officers, or agents and employees are authorized to enter upon any land for the purpose of making such examinations and surveys as are reasonably necessary, and to maintain necessary monuments and marks thereon as provided under RSA 674:1.

If in the opinion of the Planning Board a site plan would cause hardship or discomfort to the abutters of a commercial enterprise, said abutters shall be notified by mail of a public hearing.

A traffic impact assessment may be required to be prepared by the developer if in the opinion of the Planning Board such development will have an adverse traffic effect upon the roads in the vicinity of the development.
