GENERAL REFERENCES

Subdivision and land development — See Ch. 300.

The regulations herein are adopted for the following purposes:
A. 
To assure site is suitable for building purposes and human habitation.
B. 
To assist the orderly, efficient, integrated and harmonious development of the Township in order to provide the highest quality environment obtainable.
C. 
To provide adequate open spaces for traffic, recreation, light, water, and air and for proper distribution of population, thereby creating conditions favorable to the health, safety, morals, and general welfare of the citizens of the Township.
D. 
To ensure conformance with site design regulations and with public improvement plans of the Township and coordination of intermunicipal public improvement plans and programs which include counties and state.
E. 
To secure equitable handling of all building plans and site plans by providing uniform procedures and design standards, plan requirements, processing procedures, improvement construction, and conditions of acceptance of public improvements by the Township.
The definitions set forth in Chapter 300, Subdivision and Land Development, Article II, Definitions, shall be used in the preparation and review of the required site plan.
The design standards to be used for the design of all site improvements and required public improvements shall be those set forth in Chapter 300, Subdivision and Land Development, Article IV, Design Standards.
The landscape requirements of all site developments shall be those set forth in Chapter 300, Subdivision and Land Development, Article V, Landscape Regulations.
The plans required to support a building plan shall be those set forth in Chapter 300, Subdivision and Land Development, Article VII, Plan Submission Requirements and Processing Procedures.
The required public improvements in support of a building application shall be set forth as in Chapter 300, Subdivision and Land Development, Article VIII, Improvement Construction Requirements.
The floodplain regulations to be followed shall be in addition to that set forth in the Zoning Code; they are presented in Chapter 156, Floodplain Development Regulation.
