For the purpose of this chapter, the Township is hereby divided into districts, which shall be designated as follows:

The boundaries of said districts shall be as shown upon the map attached to and made a part of this chapter which shall be designated the "Zoning Map." The said map and all the notations, references and other things shown thereon shall be as much a part of this chapter as if the matters and things shown by said map were all fully described herein.

Where the uncertainty exists with respect to the boundaries of the various districts, as shown on the Zoning Map, the following rules shall apply:
A. 
The district boundaries are roads unless otherwise shown.
B. 
Where the district boundaries are not shown to be roads, the boundaries shall be construed to be property lines or dimensions from streets or roads.
C. 
All district boundaries, where applicable, run to the center line of a road, right-of-way or watercourse.
D. 
Commercial and industrial districts run 200 feet deep or to the depth of the property, whichever is less.
Whenever federal- or state-owned property is in one of the zoning districts, it shall be subject to the provisions of this chapter only insofar as permitted by the Constitution of the United States or Constitution of the Commonwealth of Pennsylvania.
Where the Public Utility Commission has issued a certificate to a public utility, the public utility shall be subject to the provisions of this chapter only insofar as permitted by the certificate so issued.
