A building or group of buildings may be erected, altered or used, and a lot may be used or occupied, for any of the following purposes and no other:
A. 
Residential dwellings may be erected or used, but must conform to all provisions of Article VI, R-3 Residence Districts.
B. 
Any use permitted in the O Office District, Article XV of this chapter, in accordance with the requirements of that district.
C. 
Retail sale of dry goods, variety and general merchandise, clothing, food, beverages, drugs, household supplies, or furnishings, sale or repair of jewelry, watches and clocks, optical goods, or musical, professional or scientific instruments.
D. 
Barbershop, hairdresser, tailor shop and other personal service shops.
E. 
Restaurant, tearoom, cafe, confectionery or similar establishment serving food or beverages, provided no food or beverage is served or consumed outside the building erected upon the lot devoted to such use.
F. 
Indoor theater, bowling alley, billiard room.
G. 
Amusement games in excess of three when allowed as a special exception by the Zoning Hearing Board.
H. 
Newspaper publishing and job printing.
I. 
Greenhouse, nursery sales yard.
J. 
Club or fraternal organization.
K. 
Pet shop.
L. 
Hand or automatic self-service laundry, provided adequate provision is made for waste disposal.
M. 
Any use of the same general character as any permitted use, when authorized as a special exception by the Zoning Hearing Board.
N. 
Accessory use on the same lot with and customarily incidental to any permitted use.
O. 
Day-care centers in accordance with the requirements set forth in § 350-155 of Article XXII of this chapter.
P. 
Antenna or cellular tower as a special exception in accordance with the provisions of § 350-185 of this chapter.
Q. 
Medical marijuana dispensary in accordance with the requirements of § 350-400.

A. 
Multiple-family dwellings shall only be permitted within the second or third story of a two- or three-story building. Where multiple-family dwellings are provided in conjunction with a permitted use, there shall be not less than 3,000 square feet of lot area per dwelling unit.
B. 
Except for those uses permitted in the O Office District, the minimum lot size for a permitted nonresidential use or group of uses shall be 6,000 square feet. Furthermore, no individual nonresidential use shall contain less than 1,500 square feet of floor area.
No building shall exceed 35 feet in height or three stories, whichever is less.

Maximum building area coverage shall not exceed 40% of the lot area. Maximum impervious surface coverage shall not exceed 70% of the lot area.
A. 
There shall be a minimum lot width of 25 feet at the street line.
B. 
No lot shall be less than 100 feet in depth at any one point from the street line on a line perpendicular thereto.
A. 
There shall be minimum building setbacks of:
(1) 
Fifteen feet from the street line;
(2) 
Thirty feet from an abutting zoning district boundary line or property line; except
(3) 
Zero feet with shared development along a side or rear property line.
B. 
There shall be minimum parking setbacks of:
(1) 
Ten feet from the street line;
(2) 
Twenty feet from an abutting zoning district boundary line or property line; except
(3) 
Zero feet with shared, surface or structured parking and loading facilities;
(4) 
Zero feet with subsurface parking and loading facilities.
The provisions of Article XXIV, including the requirements relating to parking and signs contained therein, shall be complied with.
Any use permitted in this section adjoining a residential or multiple-dwelling district or use, a minimum ten-foot buffer strip shall be required, landscaped in accordance with Chapter 300, Article V, § 300-43C, of the Upper Moreland Township Code to safeguard the character of the neighboring area.
