The objectives are the development and redevelopment of detached one- and two-family dwellings.
Permitted uses shall be as follows:
A. 
Single-family detached dwellings (R-A Zone).
B. 
Single-family and two-family detached dwellings (R-B Zone).
C. 
Municipal buildings, municipal and other facilities.
D. 
Parks and open space.
Conditional uses shall be as follows:
A. 
Essential services.
B. 
Schools and school facilities.
C. 
Churches, synagogues and other religious buildings and uses.
D. 
Recreation ballfields and public parks by any nonprofit organization.
E. 
Community residences for the developmentally disabled and community shelters for victims of domestic violence housing no fewer than six persons per N.J.S.A. 40:55D-66.1 shall be subject to N.J.S.A. 40:55D-67 and shall also be subject to review and approval by the Planning Board or Zoning Board, and such uses shall be subject to the Zoning Ordinance, Site Plan Ordinance[1] and Subdivision Ordinance[2] of the Township, and the Municipal Land Use Law,[3] and further subject to, regardless of the number of persons occupying such use, the health, safety, welfare and other ordinances and regulations affecting all residential zoning districts in the Township. In addition, residences housing more than six persons are also subject to the requirements that they not be located within 1,500 feet of an existing community residence for developmentally disabled or community shelter for victims of domestic violence, and the use of said premises for either purpose may be denied if the number of persons residing at existing community residences or community shelters within the Township exceeds 50 persons or 0.5% of the population of the Township, whichever is greater.

Permitted accessory buildings/structures and uses shall be as follows:
A. 
Accessory buildings and structures and uses normally incident and subordinate to the principal use, including private garages, property maintenance storage buildings, private swimming pools and cabanas and similar utility or recreational buildings and structures and home gardening, but excluding towers of every kind and nature.
B. 
Greenhouses not operated for profit, provided that there is no display of product other than in growth and further provided that there is no power plant and that any heating plant is at least 200 feet from any lot line.
Prohibited uses shall be as follows:
A. 
Unauthorized dwelling units (e.g., illegal basement apartments). In any dwelling unit, an additional kitchen is not permitted in an area of the house that has a bathroom, and an additional bathroom shall not be permitted on any floor of the home which has a secondary/accessory/additional/summer kitchen.
B. 
Exterior basement access is permissible by Bilco®-style doors only. No vestibule basement entries are permitted.
Area and yard requirements for permitted uses shall be as follows:
A. 
Minimum area:
(1) 
Single-family: 6,500 square feet.
(2) 
Two-family: 7,000 square feet.
B. 
Minimum width at street line:
(1) 
Single-family: 65 feet.
(2) 
Two-family: 70 feet.
C. 
Minimum front yard setback: 25 feet.
D. 
Minimum side yard setback: 30% of lot frontage with a combined side yard not less than 10 feet; 30% of lot frontage with one side yard being 10 feet and the other being the balance of the 30% calculation.
E. 
Maximum building coverage: 26%.
F. 
Maximum accessory coverage: 18%.
G. 
Maximum total lot coverage: 44%.
H. 
Maximum building height: 2 1/2 stories/28 feet.
I. 
Corner lot: Each road frontage shall constitute a front yard, the yard opposite the front door shall constitute the rear yard and the remaining yard shall constitute the side yard.
