This chapter shall be known and may be cited as the "Village of Dundee Zoning Law."
A. 
The intent of this chapter is to establish comprehensive controls for the development of land in the Village of Dundee, based on the Comprehensive Plan for the Village, and this chapter is enacted in order to protect and promote the health, safety, comfort, convenience and general welfare of the community.
B. 
The provisions of this chapter shall be held to be the minimum requirements. Such requirements are deemed necessary to achieve the following purposes:
(1) 
The promotion of orderly development: to protect the character and maintain the stability of residential, recreational and commercial areas within the Village and to promote the orderly and beneficial development of such areas.
(2) 
The regulation of intensity of use: to regulate the intensity of use of building lots and to determine the area of open spaces surrounding buildings necessary to provide adequate light and air, privacy and convenience of access to property and to protect the public health and safety.
(3) 
The regulation of the location of buildings: to establish building lines and the location of buildings designed for residential, recreational, commercial, industrial and other uses within such lines.
(4) 
The establishment of standards for development: to fix reasonable standards to which buildings or structures shall conform.
(5) 
The prohibition of incompatible, unsafe or uneconomical uses: to prohibit uses, buildings or structures which are incompatible with the character of development or the permitted uses within specified zoning districts or are unsafe or uneconomical because of undue exposure to natural hazards, such as floods, wind or snow, or man-made hazards, such as traffic or commercial operations.
(6) 
The regulation of alterations of existing buildings: to prevent such additions to, and alterations or remodeling of, existing buildings or structures as would not comply with the restrictions and limitations imposed hereunder.
(7) 
The limitation of congestion in the streets and highways: to limit congestion in the public streets and to protect the public health, safety, convenience and the general welfare by providing for off-street parking of motor vehicles and for the loading and unloading of commercial vehicles.
(8) 
The protection against hazards: to provide protection against fire, explosion, noxious fumes and other hazards in the interest of the public health, safety, comfort and the general welfare.
(9) 
The conservation of values of buildings and land: to conserve and enhance the value of land and buildings throughout the Village of Dundee.
(10) 
The support of conceptual zoning: to encourage community betterment by implementing zoning regulations for the general welfare of the public at large and not for a specific individual(s) or his purposes.
