An ordinance setting forth requirements, standards and procedures concerning the subdivision of land and land development within the Township of Ralpho, Northumberland County, pursuant to the authority granted by the Pennsylvania Municipalities Planning Code, Act 170 of 1988, as amended.

This Chapter shall be known and may be cited as the "Ralpho Township Subdivision and Land Development Ordinance."

The purpose of this Chapter is to help protect and promote the safety, health and general welfare of the citizens of Ralpho Township; to assist in accomplishing a coordinated development of the Township; to guide and protect amenity and convenience, development and growth; to guide uses of land and structures, type and location of streets, public grounds and other facilities; to maximize the use of renewable energy sources; and to permit the Township the opportunity to minimize such problems as may presently exist and/or which may be foreseen.

The authority of the Board of Supervisors to adopt this Chapter regulating subdivision and land development within Ralpho Township is granted by Article V of the Pennsylvania Municipalities Planning Code, Act No. 170, as amended. As a result, no subdivision or land development of any lot, tract or parcel of land shall be made, no street, sanitary sewer, storm sewer, water main or other improvements in connection therewith shall be laid out, constructed, opened or dedicated for public use or travel, or for the common use of occupants of buildings abutting thereon, except in accordance with the provisions of this Chapter.

The provisions of this Chapter shall be interpreted to be the minimum requirements to meet the purposes of this Chapter and where the provisions of this Chapter conflict or are inconsistent with the provisions of amendments to Act 170 of 1988, any other ordinance, regulation or requirements, the most restrictive provisions in question shall apply.
