It is declared to be the policy of the Planning Board to consider land subdivision to be part of a planning process that provides for the orderly, efficient and economical development of the village and in a manner that is reasonable and in the best interest of the community. In its consideration of an application for the subdivision of land, the Planning Board shall be guided by the following general requirements:
(1)
Land must be buildable and free of hazards. The physical characteristics of the land to be subdivided shall be such that it can be used for building purposes without danger to health and safety or peril from fire, flood, erosion or other menace. Proper provision shall be made for vehicular and pedestrian access, stormwater drainage, water supply and sewage disposal as well as for other needed improvements.
(2)
Important community resources and natural features should be preserved. Insofar as possible, all existing features of the landscape, such as large trees, water- and flood courses, historic sites and other significant community assets shall be preserved.
(3)
Subdivisions shall be in conformance with all local legislative requirements and consistent with the Village Comprehensive Plan.
