Purposes.
(1)
This district is to allow the Town to designate suitable areas for
preservation in their natural states as well as for park and recreation
activities.
(2)
It is intended to promote the preservation and management of natural
and recreational open space throughout the Town.
(3)
It is also intended to preserve environmental resources such as the
areas bordering the Assawoman Canal as well as stormwater management
areas.
(4)
Appropriate type activities in this zone include, but are not limited
to, land not covered with impervious surface, other than shuffleboard,
tennis and basketball courts devoted to such uses as agriculture,
parks, playgrounds, playing fields, courses, and other outdoor recreational
uses, as well as all land covered by woods, lakes, ponds (including
stormwater management ponds), rivers or streams, and open lands devoted
to public or community uses.
A.
R-1 Single-Family Residential District.
(1)
Symbol: R-1.
(2)
Purposes.
(a)
This district is for single-unit dwellings only and is intended
to be the least dense residential district in the Town.
(b)
Minimum green area per lot is greater in this district than
in any other district, and the percentage of a lot that may be covered
by principal and accessory buildings is less than in any other district.
(c)
Places of worship, recreational facilities and accessory uses
normally compatible with residential activities are also allowed.
(d)
This district is generally appropriately located along roads
that are not heavily traveled.
(e)
Agricultural uses are permitted as long as they do not detract
from, or conflict with, other uses in the district.
B.
R-2 One- and Two-Family Residential District.
(1)
Symbol: R-2.
(2)
Purposes.
(a)
This district is for single-unit dwellings on smaller lots than
those required in the R-1 District and for attached units situated
side-by-side or one on top of the other.
(b)
It is intended to allow greater density than in the R-1 District.
(c)
Minimum green area per lot is less in this district than in
the R-1 District, and the percentage of a lot that may be covered
by principal and accessory buildings is generally more than in the
R-1 District.
(d)
Places of worship, recreational facilities and accessory uses
normally compatible with residential activities are also allowed.
C.
R-3 Townhouse and Multifamily District.
(1)
Symbol: R-3.
(2)
Purposes.
(a)
This district is for single-unit dwellings, attached units situated
side-by-side or one on top of the other, townhouses, and multifamily
units.
(b)
It is intended to allow the same density as the R-2 District
while allowing a wider range of housing types.
(c)
Minimum green area per lot is less in this district than in
the R-1 District, and the percentage of a lot that may be covered
by principal and accessory buildings is more than in the R-1 District.
(d)
Places of worship, institutional uses, recreational facilities
and accessory uses normally compatible with residential activities
are also allowed.
A.
GB-1 General Business District 1.
(1)
Symbol: GB-1.
(2)
Purposes.
(a)
This district is intended for convenience, retail and personal
service uses.
(b)
It is also intended for business and professional offices that
provide services to surrounding residential neighborhoods.
(c)
This district is most appropriately situated along the State
Route 26 Corridor and certain adjacent properties, which, by their
location, are logically part of the Corridor.
(d)
Screening is required when commercial and office uses are adjacent
to residential neighborhoods.
(e)
This district is not intended to accommodate regional shopping
facilities or large-scale retail uses.
(f)
It is also appropriate that certain design standards be considered
for this district.
B.
GB-2 General Business District 2.
(1)
Symbol: GB-2.
(2)
Purposes.
(a)
This district is intended for convenience, retail, and personal
service uses.
(b)
It is also intended for business and professional offices that
provide services to surrounding residential neighborhoods.
(c)
This district is most appropriately situated along arterial
or major collector streets and not within residential neighborhoods.
(d)
Screening is required when commercial and office uses are adjacent
to residential neighborhoods.
(e)
This district is not intended to accommodate regional shopping
facilities or large-scale retail uses.
