The purpose of Office and Professional Zone OP-1 shall be to create a zoning district for office and professional use.
Within this zone, no lot or building shall be used and no building shall be erected or altered to be used in whole or in part unless it complies with the schedule of Article III and the following regulations.
The following uses shall be permitted in Office and Professional Zone OP-1:
Offices and/or professional buildings.
Although it should be understood that any use not complying with the above specifications is prohibited, the following uses and activities are specifically prohibited:
Automobile and truck sales and commercial parking lots.
Wholesale, storage and warehouse facilities.
Lumber and building supply sales and storage.
Motels and hotels.
Automobile body repair and painting.
Gasoline stations.
Adult businesses.

Any construction, alteration, modification or change in the use of a building, structure or lot shall conform to the regulations in the Borough Construction Code and shall be subject to the review procedure in the Borough's Development Review and Land Use Procedures Ordinance.[1]
