A. 
Intended purpose. It is the purpose of the C-1 Commercial District to provide for commercial uses which serve primarily the needs of the local residents, to facilitate pedestrian access to commercial services, and to minimize traffic congestion on the Township's collector road system by way of controlled ingress and egress.
B. 
Uses and structures.
(1) 
Permitted. A building may be erected, altered or used and a lot may be occupied for one or more of the following:
(a) 
Retail store.
(b) 
Eating establishment.
(c) 
Office.
(d) 
Bank.
(e) 
Wholesale sales, storage or distribution.
(f) 
Personal service establishment.
(g) 
Public place of amusement.
(h) 
Post office.
(i) 
Motel.
(j) 
Hotel.
(k) 
Public garage.
(l) 
Indoor recreation activities.
(m) 
Funeral home and/or mortuary.
(n) 
Private clubs for fraternal organizations.
(o) 
Medical and/or dental clinics.
(p) 
Commercial greenhouse.
(q) 
Community utilities.
(r) 
Municipal uses.
(s) 
Buildings and structures accessory to the above uses.
(t) 
Day-care center.
(2) 
Special exception uses.
(a) 
Automotive sales and/or service establishments.
(b) 
Car wash.
(3) 
Conditional use.
(a) 
Planned shopping center, subject to the provisions of § 450-64B.

C. 
Lot area, lot width and coverage requirements.
(1) 
The following regulations shall be observed.
(a) 
Minimum lot area: 30,000 square feet.

Day-care center: two acres.
[2] 
Minimum lot width at street line: 100 feet.
[3] 
Minimum landscape area: 50%.

Maximum lot coverage: 50%.

Setback regulations.
(1) 
Front yard: Front yard setback distances are determined by the kind of road or highway on which the property abuts, as follows:
(a) 
Arterial: 70 feet from the street right-of-way line or 90 feet from the street center line, whichever is the greater.
(b) 
Collector: 60 feet from the street right-of-way or 80 feet from the street center line, whichever is the greater.
(c) 
Local: 50 feet from the street right-of-way line or 70 feet from the street center line, whichever is the greater.
(2) 
Side yard: Each building or structure shall have two side yards, neither of which shall be less than 20 feet.
(3) 
Rear yard: 50 feet.
E. 
Building height regulations.
(1) 
Maximum building height: 35 feet.

Off-street parking regulations. As provided for in § 450-68.

Sign regulations. As provided for in § 450-69.

Design standards. As provided for in § 450-62.

Intended purpose. It is the purpose of the C-2 Commercial District to primarily provide for the sale of farm and nursery products and certain other commercial services incidental and subordinate to such commercial activity where such activities presently exist.
B. 
Uses and structures.
(1) 
Permitted. A building may be erected, altered or used and a lot may be occupied for one or more of the following:
(a) 
Agricultural uses and necessary buildings related to the tilling of the land, the raising of farm products, the raising and keeping of horses, cattle and other livestock, and the raising of poultry and poultry products, subject to the agricultural use standards of § 450-62I.
(b) 
Horticultural uses related to the raising, propagating and selling of trees, shrubs, flowers and other vegetative materials, including greenhouses.
(c) 
Florist shop.
(d) 
Farm products sales establishment, excluding farm machinery, provided that 2/3 of the net retail value of products sold are fresh fruits and/or produce.
(2) 
Conditional uses.

The purpose of this district is the same as the purpose set forth in § 450-55A, together with additional purposes and permitted uses as set forth hereinafter for the substantially larger minimum lot sizes than are permitted in the C-2 Commercial District. Those additional purposes are to permit the expanded sale of farm- and nursery-related products, including residential garden supplies, residential lawn and garden machinery, rental and repairs, and the sale of other products closely related to farm, residential lawn and garden activities, nursery products or farm goods.
B. 
Uses and structures.
(1) 
Permitted uses and structures. A building may be erected, altered or used and a lot may be occupied for one or more of the following:
(a) 
Those uses and structures as permitted in § 450-55B(1)(a), (b) and (c).

A florist shop may include merchandise such as craft items, seasonal items and paintings; however, such nonflorist items shall be limited to no more than 25% of the merchandise that is available in the florist shop.
(b) 
The sale, rental and repair of light garden machinery for residential lawn and garden use.
(c) 
The sale of products closely related to residential lawn and garden care and products closely related to landscaping.
(2) 
Conditional uses.
