All uses and structures requiring a zoning permit pursuant to this chapter shall conform to the regulations of this article which correspond to the zone in which the activity is situated.
Permitted uses shall be as set forth in Schedule A.[1]

A. 
All I-1 and I-2 Industrial Zones shall be 25 acres, minimum.
B. 
The Zoning Map contains an area shaded and labeled I-2 and designated "areas allowed for I-2 rezonings." The Town Board will receive applications for rezonings within this area.
A. 
Front yards shall be free of all fencing, parking areas and structures of any kind. Front yards shall contain only vegetation and access drives.
B. 
All uses shall be housed in fully enclosed buildings unless adequately screened from public view.
C. 
All vehicular storage areas and other open storage areas accessory to business uses shall be located in either side or rear yards and shall be adequately screened from public view.
D. 
The impervious surface area of any lot shall be minimized and shall in no case exceed 75% of the lot area.
E. 
Exterior lighting proposed for any site shall be planned, erected and maintained so that the light is confined to the property and will not cast direct light or glare upon properties in adjacent residential zones or upon public roads. Under no circumstances shall light levels at lot lines adjacent to residential zones or at public road lines exceed 0.6 footcandle, measured at ground level. No light source shall be higher than 20 feet other than motion-activated security lights which are normally turned off. Such motion-activated lights shall be no higher than the roofline of buildings on the site. Parking area lighting shall be minimized and shall not exceed one footcandle, measured at ground level, except upon approval of the Planning Board.
F. 
The exteriors of all buildings and structures shall be earth-tone colors or may be unpainted masonry or natural materials.
G. 
All side-lot boundaries which are located in side and front yards on public roads shall be planted with screening sufficient to break up building lines.
H. 
Pursuant to Town Law § 278, the Town Board hereby authorizes the Planning Board of the Town to modify the provisions of this chapter relating to lot frontage minimums in I-3 Zones, simultaneously with the approval of subdivision plat or plats. Such modification of lot frontage shall apply only to lots which have been designed so that direct access to public roads has been reduced or eliminated through the provisions of marginal access roads, internal roads or shared access drives. Notwithstanding the modification authority hereby granted to the Town Planning Board, lot frontages on public roads shall in no case be reduced below 100 feet for any individual lot.
