Within any R-100 District, no building, structure, lot or land shall be used for other than one of the following uses, except as provided in §§ 175-13 and 175-16 and Article XIX:

A. 

Single-family detached dwelling.

B. 

Public park or playground.

C. 

Community sanitary plant; community water plant.

Within any R-100 District, the following accessory uses shall be permitted.

A. 

Pursuant to Articles XVI and XVII, the following are permitted. Parking or storage of vehicles and equipment, other than that specifically noted herein, shall be prohibited.

(1) 

Private garage or private parking area for passenger vehicles customarily associated with permitted uses.

(2) 

Private garage or private parking area for not more than one truck of not more than three-fourths-ton capacity used in connection with a permitted or accessory use and provided that such truck be regularly kept inside the private garage.

B. 

Customary accessory structures and uses.

C. 

Signs, pursuant to Article XVIII.

D. 

Home professional office.

E. 

Home occupation.

F. 

Noncommercial swimming pool, as defined in § 175-3B.

No building shall be erected to a height in excess of 35 feet, except as provided in § 175-83.

Within any R-100 District, no building or structure shall be erected nor any lot or land area utilized unless in conformity with the following schedule which is hereby declared to be a part of this chapter and except as modified by §§ 175-82 and 175-84.

A. 

With community sanitary or water plant:

(1) 

Minimum lot area: 20,000 square feet.

(2) 

Minimum lot width: 100 feet.

(3) 

Maximum lot coverage: 20%.

(4) 

Minimum yards:

(a) 

Front yard: 40 feet.

(b) 

One side yard: 15 feet.

(c) 

Both side yards: 40 feet total.

(d) 

Side yard abutting side street on corner lot: 40 feet.

(e) 

Rear yard depth: 50 feet.

B. 

Without community sanitary and water plant:

(1) 

Minimum lot area: 40,000 square feet.

(2) 

Minimum lot width: 150 feet.

(3) 

Maximum lot coverage: 15%.

(4) 

Minimum yards:

(a) 

Front yard: 45 feet.

(b) 

One side yard: 20 feet.

(c) 

Both side yards: 50 feet total.

(d) 

Side yard abutting side street on corner lot: 45 feet.

(e) 

Rear yard depth: 50 feet.

Within any R-100 District, the following special exception uses shall be permitted, subject to approval by the Planning Board pursuant to § 175-126:

A. 

Public or private school approved by the New York State Board of Regents.

B. 

Church or other place of worship, Sunday school or parish house.

C. 

Community center building or public library.

D. 

Public utility building or structure.

E. 

Any use permitted in an R-A District.

F. 

Bed-and-breakfast inn, provided that the subject property fronts on a state highway.
