The "AR" District is intended to provide a voluntary, alternate
procedure for the development of areas located along major roads at
a density which will encourage excellence of building and site design
and the quality of construction materials, including designs which
reflect the surrounding neighborhood; the use of underground parking;
decreased building and pavement site coverage and increased yard setbacks;
high-quality landscape planting with proper irrigation and intense
planting and retention of mature plant materials; and the provision
of additional significant amenities.

The sites to which these regulations may be applied are limited
to sites abutting Warson Road north of Olive, Delmar Boulevard and
Olive Boulevard.

A.
The following are permitted uses in the "AR" District:
1.
Detached single-family dwellings.
2.
Attached single-family dwellings, not to exceed four (4) dwelling
units in a cluster without front elevation or rear elevation in the
same plane.
3.
Public parks.
4.
Private parks, open space and recreation facilities owned and
maintained in common by the residents of a subdivision or condominium.

Compliance Required. No site shall be developed within this
district for a permitted use unless it meets the following minimum
standards, whether the site is to be further subdivided into residential
lots for attached or detached single-family residences or occupied
under condominium ownership.

D.
Maximum Site Coverage. Fifty percent (50%) coverage by buildings,
driveways and parking areas.

Buffers. Where a side or rear lot line coincides with a side or rear lot line of any lot in any adjacent residential district, a landscaped yard at least ten (10) feet in width shall be provided along such lot line in addition to the yard setback required above in Section 400.370(C). Additional buffers may be required as deemed appropriate upon site plan review.

All required parking spaces shall be enclosed within the principal
building or an accessory building constructed of similar materials.
Not less than two (2) parking spaces per dwelling unit shall be provided.

Exterior surfaces of the principal residential units shall be
primarily masonry material with wood or other non-masonry material
used for trim, eaves or special architectural features such as building
projections, bays or overhangs.

Petitions for establishment of an "AR" Attached Single-Family Residential District shall be addressed to the City Council. The petition shall be made on forms prescribed by the City and shall be accompanied by the appropriate documents as required for site plan review, Article XI. The procedures for processing, review and action shall be as set forth in Article XI. The filing fee shall be as set out in City ordinance.
