[R.O. 2009 §16.50.400]
All properties within the Sikeston Business, Education and Technology Park are zoned Light Industrial ("IL"), as that term is defined by the ordinances of the City of Sikeston, Missouri.
[R.O. 2009 §16.50.401]
A. 
No building, structure, land or premises shall be used and no building or structure shall be hereafter erected, constructed, reconstructed, moved or altered for any one (1) or more of the following uses:
1. 
Prison or other correctional facility;
2. 
Animal pound;
3. 
Poultry, pork or beef raising or slaughtering plant;
4. 
Fertilizer (from organic matter) manufacturing, excepting a self-contained composting facility;
5. 
Fat, grease, lard or tallow rendering or refining;
6. 
Petroleum or asphalt refining;
7. 
Charcoal and reconstituted wood manufacturing;
8. 
Pulp mill;
9. 
Scrap and waste materials storage;
10. 
Primary smelting;
11. 
Tanning operations;
12. 
Creosote processing.

All owners of property within the Sikeston Business, Education and Technology Park shall abate within its property boundaries any noise, exclusive of ingressing and egressing traffic, which exceeds eighty-five (85) decibels on a weighted average for an eight (8) hour period of normal business operations.

All owners of property within the Sikeston Business, Education and Technology Park shall comply strictly with the provisions of 10 CSR 10-3.090 as promulgated by the Missouri Department of Natural Resources and such as are in effect on the date of the acquisition of the property by such owner. Any developer or owner of property within the Sikeston Business, Education and Technology Park either presently or subsequently exempted from compliance with such standards shall be presumed to a non-conforming use and shall be obliged to obtain a waiver in accordance with the provisions of Section 420.460 hereof prior to the commencement of new construction or occupancy of an existing facility.

Any anticipated use of property within the Sikeston Business, Education and Technology Park which is in potential conflict with the provisions of Sections 420.430420.450, inclusive, shall be submitted to the Sikeston DED Executive Board prior to the commencement of construction or land usage. The Sikeston DED Executive Board, upon review of such documentation as it shall determine, shall be empowered to issue a waiver of the provisions of this Section.
