The intent of the B Business District is to provide for attractive, orderly business development in a manner compatible with safe traffic flow and preservation of the rural character of the Town. Commercial uses and structures permitted in this district should be designed to serve the local area and enhance the overall image of the Town.
Permitted uses shall be as follows:
A. 
Professional offices.
B. 
Financial institutions.
C. 
Medical offices and clinics.
D. 
Private clubs and lodges.
E. 
Personal service establishments.
F. 
Restaurants, with indoor seating.
G. 
Funeral homes and mortuaries (no crematoriums).
H. 
Retail sales establishments.
I. 
Retail nurseries and greenhouses.
J. 
Hotels, motels.
K. 
Art, dance, music school or photography studio.
L. 
Dry cleaners and commercial laundries.
M. 
Custom trade, plumbing, heating and electrical shops.
N. 
General commercial business, including farm machinery and service establishments.
O. 
One-family detached dwelling.
A. 
Gasoline service stations.
B. 
New and used automotive sales and service establishments.
C. 
Small animal hospitals or veterinary clinics.
D. 
Lumber and building supply companies.
E. 
Child-care centers and nursery schools.
F. 
Commercial car washes.
G. 
Machine and tool sales, rental and service establishments.
H. 
Commercial recreation facilities.
I. 
Drive-through establishments.
J. 
Multifamily dwellings.
K. 
Outdoor seating for restaurants.
Permitted accessory structures include the following:
A. 
Private garages, parking areas and storage buildings.
B. 
Fences, subject to § 360-194 of the Code of the Town of Lewiston.
C. 
Enclosures for dumpsters, outdoor storage.
D. 
Fences/walls, subject to Article XXVI of the Code of the Town of Lewiston.
E. 
Other accessory uses and structures customarily incidental to permitted principal uses.
No building shall be erected to a height in excess of 45 feet. Accessory structures shall not exceed a height of 20 feet.
A. 
Each lot shall have front, side and rear yards of not less than the following depths and widths:
(1) 
Front yard depth: 35 feet.
(2) 
Each side yard width: 10 feet.
(3) 
Rear yard depth: 30 feet.
B. 
Where a nonresidential lot abuts a residential use or district, the following setbacks shall apply:
(1) 
Front yard depth: 40 feet.
(2) 
Each side yard width: 20 feet.
(3) 
Rear yard depth: 50 feet.
C. 
Where the lot is for a multifamily dwelling (three or more families), the following setbacks shall apply:
(1) 
Front yard depth: 35 feet.
(2) 
Each side yard width: 30 feet or a distance equal to the height of the principal building, whichever is higher.
(3) 
Rear yard depth: 50 feet.
D. 
Unless otherwise provided, the minimum lot size in the B District shall be as follows.
(1) 
Lot area. Lot area will be based on the size of the building, parking requirements and landscaping. The parcel of land for a permitted use shall be sufficient in size to adequately accommodate all buildings, required off-street parking, landscaping and other accessory uses as dictated by the requirements of this chapter.
(2) 
Lot width. Seventy-five feet minimum for a commercial or residential use, plus an additional 15 feet for each additional dwelling unit for multifamily dwellings, except that no lot shall be required to exceed 200 feet in width.
(3) 
Maximum lot coverage. All buildings, structures, and impervious surfaces (parking areas, driveways, other paved surfaces) contained on a lot shall have a maximum combined lot coverage of 80%.

Unless otherwise provided, landscaping shall be required for commercial uses as follows:
A. 
Existing natural features and vegetation shall be preserved to the greatest extent practicable. Other landscaping treatments such as trees and shrubbery shall be located as directed by the Planning Board.
B. 
Landscaping shall be in conformance with any applicable overlay zoning district or other required design standards.
All development within the B District, with the exception of single- and two-family residential and agricultural structures, shall refer to the Town's design guidelines, if applicable (copy to be obtained from the Town).
