A. 
This section is intended to provide for a zoning district that permits industrial and other uses that are generally or environmentally incompatible when situated in or near residential districts but that are beneficial in that they provide industrial employment opportunities or serve a useful or necessary function in the region.
B. 
The following regulations shall apply in all I-2 Districts.

A. 
Manufacturing, processing or assembling of materials into a finished product.
B. 
A junkyard as defined and presumed by Chapter 209 of the Town Code, Junkyards.
C. 
Light industry.
D. 
Assembly of component parts.
E. 
Wholesale business and storage.
F. 
Warehousing of goods for distribution.
G. 
Research facilities, including laboratories and testing facilities.
H. 
Business offices.
I. 
Medical offices.
J. 
Public utility facilities.
A. 
Waste disposal, recycling and landfill facilities as defined and prescribed by Chapter 293 of the Town Code, Solid Waste.
B. 
Adult uses as defined in this chapter and prescribed in Article XXVI, Supplemental Regulations, Adult Uses.
Accessory uses and buildings must be incidental to the principal use and located on the same lot with the principal building. Allowable accessory uses and buildings are as follows:
A. 
Garages, off-street parking areas and storage buildings.
B. 
Fences, subject to § 360-194 of the Code of the Town of Lewiston.
C. 
Signs, subject to Article XXI of the Code of the Town of Lewiston.
D. 
Other structures and uses customarily incidental to the permitted primary use.
Appropriate buffers, landscaping and setbacks will be determined during site plan review.
