For the purpose of these regulations, the following words and terms shall have the meanings indicated:
BOND
A performance bond approved by the Town Board. Such bond shall be either issued by a bonding or surety company or shall be issued by the owner with security acceptable to the Town Board. Such security shall accompany the performance bond when the performance bond is issued by the owner. It may be in the form of cash, certified check, or United States Government bearing bonds deposited with the Town Board in the full amount of the obligation.
DOUBLE FRONTAGE LOTS
Lots with rear and front lot lines abutting an existing or proposed street right-of-way.
ENGINEER
The duly designated engineer of the Town or, if there is no such official, the licensed engineer employed by or assigned to the Planning Board.
FINAL SUBDIVISION PLAT
The final map, drawing or chart upon which the owner's plan of subdivision is presented to the Planning Board for approval and which, if approved, will be submitted to the County Clerk for recording.
HALF STREETS
Those that are 1/2 in width, either in paving or right-of-way.
MASTER PLAN
A Comprehensive Plan for the development of the Town as authorized in § 272-a of the Town Law.
OFFICIAL MAP
A map established by the Town Board of the Town of LeRoy under § 270 of the Town Law showing the streets, highways and parks theretofore laid out, adopted and established by law and all changes and additions thereto made under the provision of the Town Law.
OWNER
The owner of land proposed to be subdivided or his agent.
PARCEL
Any amount of land separately assessed on the final assessment roll of the Town of LeRoy for the year in which the preliminary plan is filed.
PRELIMINARY PLAN
The preliminary drawings and supplementary materials indicating the proposed layout of the subdivision to be submitted to the Planning Board for its consideration.
REVERSE FRONTAGE LOTS
Lots with the rear lot lines abutting an existing or proposed limited access highway or public reservation.
STREET
A way for vehicular traffic, whether designated as a street, highway, thoroughfare, parkway, throughway, road, avenue, boulevard, land, cul-de-sac, place or otherwise designated.
A. 
ARTERIAL STREETS AND HIGHWAYSThose used primarily for fast or heavy traffic.
B. 
COLLECTOR STREETSThose that carry traffic from minor streets to the arterial streets and highways. Collectors may also serve as secondary arteries to carry some through traffic.
C. 
LOCAL STREETSThose that are used primarily for access to the abutting properties. Local streets may also be designated for minor streets.
D. 
MARGINAL ACCESS STREETSMinor streets which are parallel and adjacent to arterial streets and highways, which provide access to abutting properties and protection from through traffic.
SUBDIVISION
The division of any parcel of land into two or more lots, plots, sites or other divisions of land, however:
A. 
If the division of land consists of two, three or four lots, plots, sites or other divisions of land and such lots, plots, sites or other divisions do not total more than three acres and said division does not create one or more streets or public rights-of-way, the Planning Board shall consider such division a "small subdivision" and proceed under the regulations applicable to such small subdivisions.
B. 
If the owner of a parcel, at the time of subdividing, retains 1/2 acre or more, such retained portion shall not be considered a lot, plot, site, or other division of land for the purposes of these regulations, nor shall it be considered such a lot, plot, site or other division of land if a part of a parcel is purchased by the State of New York or any other legal entity having the right of condemnation.
TRACT
The original purchase designations such as the Forty-Thousand-Acre Tract, Triangle Tract, Craigie Tract, Phelps and Gorham Tract (or Purchase) and other similar designations.
