The following Appendix is a listing of the conditional and permitted uses in the Zoning Districts in the City of O'Fallon.
Note—In Appendix A, the letter P shall mean that the land use is outright "permitted" in the corresponding Zoning District. The letter C shall mean the land use is "conditionally permitted" in the corresponding Zoning District (thus requiring a conditional use permit granted by the City Council). The letter C-A shall mean the land use is "conditionally permitted" in the corresponding Zoning District (where a conditional use permit approved by the Planning and Zoning Commission is required).

Construction Site Plans and Inspections
Two percent (2%) of the estimated cost of improvements reviewed by the Planning and Engineering Department.
"Improvements" shall include any structural, material or physical change incident to servicing or furnishing facilities for the site such as, but not limited to, the demolition of structures, removal of trees and other vegetative cover, grading, the installation of street pavement, curbs and gutters, driveway approaches, sidewalks, multi-purpose trails, traffic signals and/or other off-site roadway improvements, water mains and lines, sanitary sewers, storm sewers, culverts, bridges, detention facilities, outfall structures, lakes, waterways, canals, permanent street monuments, street trees, landscaping or any other improvements required or deemed necessary with the approved construction site plan.
* For residential plans, the fee shall be two percent (2%) of the construction estimate less submittal fee ($50.00/page for first submittal only, capped at $4,500.00 on the per page fee).
* For commercial plans, the fee shall be two percent (2%) of the construction estimate less $200.00 submittal fee for first submittal only.
Display House Plat
$100.00.
Escrow Renewal or Extension
$100.00.
Excavation/Utility Permit
$25.00 per lot/$50.00 per open cut/hole (whichever is greater)
Inspection fee of $0.20/linear foot of utility installed ($50.00 minimum).
Fence Permit
$10.00.
