In order to regulate and restrict the location and use of buildings and land for trade, industry, residence, and other purposes in accordance with the objectives of the zoning use plan; to regulate and restrict the location, height and size of buildings hereafter erected or structurally altered, the size of yards and other open spaces, and the density of population, the following zoning districts are hereby established:

"R-2"

Single-Family Residential District
"R-3"
Single-Family Residential District

Single-Family Residential District
"R-5"
Multi-Family Residential District
"R-6"
Multi-Family Residential District

Planned Residential District
"C-1"
Commercial District
"C-2"
Commercial District
"PCD"
Planned Commercial District
"H"
Historic District (Overlay District)
"PBD"
Planned Business Development District
PLMD
Planned Light Manufacturing/Industrial District

A. 
Such land and the district classification thereof, shall be as shown on the map or maps designated as the "Zoning District Map of Manchester, Missouri". This Zoning District Map, and all notations, dimensions, references and symbols shown thereon pertaining to such districts shall be as much a part of this Chapter as if fully described herein. Said map shall be available for public inspection in the Administrative Office of the City.
B. 
The Zoning District Map, together with subsequent applicable amendments, shall be conclusive as to the current zoning status of land.

A. 
Where any uncertainty exists with respect to the boundaries of the various districts as shown on the Zoning District Map incorporated herein, the following rules shall apply:
1. 
Where district boundary lines are indicated as following streets, alleys or similar rights-of-way, they shall be construed as following the centerlines thereof.
2. 
Where district boundary lines are indicated as approximately following lot lines, such lot lines shall be construed to be such boundaries.
3. 
Where a lot held in one (1) ownership and of record on the effective date of this Chapter is divided by a district boundary line, the location of the district boundary shall be determined by the use of the scale appearing on the Zoning District Map.

Whenever any street, alley or other public way is vacated by official action of the Board of Aldermen, the zoning districts adjoining each side of such street, alley, place or public way shall be automatically extended to the center of such vacation, and all area included in the vacation shall then and henceforth be subject to all appropriate regulations of the extended districts.
