In District "M-1," no building, structure, land or premises shall be used, no building or structure shall be hereafter erected, constructed, reconstructed, moved or altered except those uses identified as "P" for permitted in the Land Use Table in Appendix A.[1]

A. 
All operations shall be conducted within a fully enclosed building.
B. 
All storage of materials, products or equipment within two hundred fifty (250) feet of an established residential neighborhood shall be either within a fully enclosed building or in an open storage yard screened with either an eight (8) foot fence or landscaping and berm.

C. 
Retail sales shall be limited to those products manufactured on the premises.
D. 
No use shall be permitted or so operated as to produce or emit:
1. 
Dust, fly ash, radiation, gases, heat, glare or other effects which are obviously injurious to humans at the property line.
2. 
Vibration or concussion perceptible without instruments at the property line.
3. 
The noise level shall not exceed seventy-five (75) dB(A) at any point along the property line.
4. 
Industrial processes and wastes shall be of such a quantity and nature as to not overburden the public sewage disposal facilities or to cause odor and unsanitary effects beyond the property line.

In District "M-1", the height of buildings and the minimum dimension of lots and yards shall be as follows:
A. 
Height. No building or structure shall exceed three (3) stories or fifty (50) feet in height, except that in a District zoned "MP-1" or on parcels of land zoned "M-1" in excess of thirty (30) acres, buildings and structures shall not exceed one hundred and fifty (150) feet in height.

B. 
Front yard. A front yard of not less than thirty-five (35) feet shall be provided.
C. 
Side yards. A side yard shall be provided on each side of a building or unit group of buildings, the total of which side yards shall be not less than forty (40) feet and no side yard shall be less than fifteen (15) feet. A side yard abutting a street in the case of a corner lot or a side yard abutting a zoned residential lot shall be not less than twenty (20) feet.
D. 
Rear yard. A rear yard of not less than twenty-five (25) feet shall be provided.
E. 
The building coverage shall not exceed sixty percent (60%).
