This Zone is established to direct commercial development to
appropriate locations to efficiently deliver goods and services to
customers through vehicle access, rather than pedestrian access.

Residential units are permitted in commercial districts so long
as they meet all City health, safety, fire and building codes where
such residential uses allow the balance of a building to be occupied,
whether by a proprietor or not.

A. Commercial,
retail and service establishments including, but not limited to, general
merchandise, motor vehicles, farm machinery, apparel, furniture, hardware,
food, eating, drinking, lodging, personal and professional services,
entertainment and recreation facilities and services, finance, insurance
and real estate services.
B. Wholesale
and warehousing operations such as food products, automotive parts,
electrical equipment, hardware and foods.
D. Dwelling
unit being part of a retail and service structure and occupied by
the proprietor.
E. Gasoline
service stations and car washes.
F. Other
uses, similar to those listed above, which clearly reflect the purpose
and intent of the highway business zone.

A. Customary
accessory uses are permitted, provided such uses are clearly incidental
to the principal use. Such accessory uses include, but are not limited
to, the following:
1. Private garages and parking areas and loading areas complying with applicable regulations set forth in Article
V, Division 4, Sections
405.1490 et seq. of this Chapter.
2. Signs complying with applicable regulations set forth in Article
VI, Sections
405.1530 et seq. of this Chapter.
3. Storage of flammable or combustible liquid, motor fuels, provided
installation is under ground and at least five (5) feet from any wall,
foundation or property line and stored in inspected and approved tanks.
Existing above ground tanks may be permitted if approved by the Fire
Chief.
LP-gas storage tanks with a capacity of five hundred one (501)
to four thousand (4,000) gallons shall be at least twenty-five (25)
feet from buildings or property lines. Fifty (50) to five hundred
(500) gallon tanks shall be at least ten (10) feet from buildings
or property line. Two (2) one hundred (100) pound cylinders may be
set against the outside of a building.
LP-gas storage containers having a capacity of more than four
thousand (4,000) gallons shall meet the requirements of the BOCA Basic/National
Fire Prevention Code or as may be modified by the fire safety analysis
provided by the Fire Chief.

A. Public
and private schools, churches, community buildings, public park and
recreational uses, hospitals, rest homes, fire and police stations,
public maintenance repair or storage buildings.
B. Utility
corridors and necessary related facilities including, but not limited
to, transmission towers and lines, microwave relay towers, substations
and pipelines.
C. Necessary
facilities for production of electric power including, but not limited
to, dams, reservoirs and power plants. Projects requiring review by
the Missouri Public Service Commission (PSC) shall not be the subject
of conditional use review until such time that the PSC issues its
findings.
D. Transportation
terminals.
E. Public
and quasi-public uses.
F. Any
other use similar in nature, operation or function of uses allowed
within this zone as determined by the Planning and Zoning Commission.
G. To
rent overnight camping space.

B. Minimum Lot Frontage: 30 feet.
C. Maximum Lot Coverage, Including Accessories: 100%.
D. Yard Setback.
1. Principal structure.
d. Any side next to a street: 20 feet.
e. Any side next to a residential zone: 20 feet.
2. Accessory structures.
d. Any side next to a street: 20 feet.
e. Any side next to a residential zone: 20 feet.
E. Maximum Structure Height.
1. Principal structure: 3 stories or 40 feet.
2. Accessory structure: 20 feet.
F. Minimum Floor Area: None.
G. Property
adjacent to a residential zone shall be screened to provide a ten
(10) foot buffer between zones in a manner approved by the Planning
and Zoning Commission.
H. This
requirement applies to frontage or service/access roads. The setback
shall be forty (40) feet from the centerline of the frontage or service/access
road.
I. Business To Be Confined To Owner Lots. All businesses,
services and processing associated with businesses are to be conducted
on the primary lot owned or leased by the business, without need for
storage of inventory, vehicles or product of any kind on City rights-of-way
or on other (third (3rd) party) property.
