These district regulations are designed to protect areas in the Township for the preservation and conservation of the natural environment and permit and encourage the retention of forested and open land; floodplain areas of streams, creeks and drainageways; and nonintensive land uses located to constitute a harmonious and appropriate part of the physical development of the Township.
Conservation Uses:
1.
Woodland preservation, game preserve, wildlife sanctuary, or other similar conservation use.
Residential Uses:
2.
Group home in accordance with § 27-2004.
3.
Single family detached dwelling units.
Public/Utility Uses:
4.
Electric transmission and distribution facilities, including substations and public utility uses and facilities, excluding material and truck storage in accordance with § 27-2038.

Recreational Uses:
7.
Public park, recreational areas, and greenways.
Accessory Uses:
8.
Customary accessory uses and buildings incidental to any permitted uses in accordance with Part 21, including:
A.
Accessory parking lots and structures.
B.
No-impact home-based businesses, in accordance with § 27-2041.
C.
Private garages, playhouses, garden houses or green houses not used for commercial purposes.
D.
Private swimming pools, in accordance with § 27-2042.
E.
Professional and other home occupations, in accordance with § 27-2043.

The following uses shall be allowed subject to Part 26 herein. Accessory uses shall be allowed in accordance with § 27-402, Subsection 8.
1. 
Campgrounds in accordance with § 27-2016.
2. 
Country clubs and golf courses in accordance with § 27-2021.
3. 
Outdoor shooting ranges in accordance with § 27-2026.
4. 
Zoos and botanical gardens in accordance with § 27-2013.
5. 
Wireless communications facilities, in accordance with § 27-2039.

1. 
Maximum residential density: 0.50 unit per acre.
2. 
Minimum lot area: one acre.
3. 
Minimum lot width: 100 feet.
4. 
Minimum setbacks: variations in principal building position and orientation should be considered; however, the following minimum standards shall apply:
A. 
Front yard: 50 feet.
B. 
Side yard: 40 feet.
C. 
Rear yard: 50 feet.
5. 
Maximum impervious lot coverage: 30%
6. 
Height regulations. Height of principal building shall not exceed 30 feet in accordance with § 27-2104.
7. 
Buffer yards for nonresidential structures: Buffer yards shall be required for nonresidential structure when abutting a residential use or district in accordance with § 27-2106, Subsection 5.
Off-street parking shall be provided in accordance with the provisions of Part 23 of this Chapter.
Signs shall be in accordance with Part 24 of this Chapter.
