The RU — Residential Urban Districts are designed to accommodate high-density development and a range of housing types. Area suitability is based on direct access to a collector roadway with carrying capacity to handle existing and future traffic, availability of public water and sewer, existing development patterns, and growth potential. A range of options are provided to develop residential communities of various styles and densities, to promote greenways, and to protect natural resources.
Residential Uses:
1.
Conservation subdivisions in accordance with Part 17.
2.
Group home in accordance with § 27-2004.
3.
Long-term care nursing and personal care centers in accordance with § 27-2006.
4.
Multiple family dwellings in accordance with § 27-2008.
5.
Residential conversions in accordance with § 27-2009.
6.
Single family attached dwelling units in accordance with § 27-2011.
7.
Single family detached dwelling units.
8.
Single family semi-detached dwelling units.
Public/Utility Uses:
9.
Electric transmission and distribution facilities, including substations and public utility uses and facilities and excluding material and truck storage in accordance with § 27-2038.

Institutional Uses:
12.
Cemeteries and memorial gardens in accordance with § 27-2032.
13.
Churches and similar places of religious worship in accordance with § 27-2038.

Elementary and secondary schools in accordance with § 27-2034.

Public parks, recreational areas and greenways.
16.
Recreation areas and structures operated by neighborhood organizations/associations or for the benefit or use of the surrounding neighborhood.
Accessory Uses:
17.
Customary accessory uses and buildings incidental to any permitted uses in accordance with Part 21, including:
A.
Accessory parking lots and structures.
B.
No-impact home-based business, in accordance with § 27-2041.
C.
Private garages, playhouses, garden houses or green houses not used for commercial purposes.
D.
Private swimming pools, in accordance with § 27-2042.
E.
Professional and other home occupations, in accordance with § 27-2043.

The following uses shall be allowed subject to Part 26 herein. Accessory uses shall be allowed in accordance with § 27-902, Subsection 17.

Country clubs and golf courses in accordance with § 27-2021.

Medical marijuana dispensary in accordance with § 27-2045 of this chapter.

2. 
Height regulations. Height of principal building shall not exceed 30 feet in accordance with § 27-2104.
3. 
Buffer yards for nonresidential structures: Buffer yards shall be required for any nonresidential structure when abutting a residential use or district in accordance with § 27-2106, Subsection 5.
Off-street parking shall be provided in accordance with the provisions of Part 23 of this Chapter.
Signs shall be in accordance with Part 24 of this Chapter.
