For the purpose of regulating and restricting the use of land and the erection, construction, reconstruction, alteration, moving or use of buildings, structures or land, the City of Mission, Kansas, is divided into use districts as listed below plus their equivalent planned district as listed in Section 405.070 of this Chapter.
District "R-1" (RP-1) Single-Family Residential District
District "R-2" (RP-2) Two-Family Residential District
District "R-3" (RP-3) Town House District
District "R-4" (RP-4) Garden Apartment District
District "R-5" (RP-5) Senior Adult Residential District
District "R-6" (RP-6) High-Rise Apartment District
District "C-O" (CP-O) Office Building District
District "C-1" (CP-1) Restricted Business District
District "C-2A" (CP-2A) Pedestrian Oriented Business District
District "C-2B" (CP-2B) Retail and Service District
District "C-2" (CP-2) General Business District
District "MP" Industrial Park District
District "M-1" General Industrial District
District "PBP" Planned Business Park District
District "MH" Mobile Home Park
District "REC" Recreation District

A. 
Planned zoning procedures are hereby incorporated in this Title. The submission by the applicant and the approval by the City of development plans represent a firm commitment by the applicant that the development will indeed follow the approved plans in concept, intensity of use, aesthetic levels and quantities of open space.
B. 
All construction plans submitted to the City under a development plan concept will require the approval of the Public Works Director as to compliance with the development plan.

All rezoning applications submitted after the effective date of this Title (January 24, 2001) will be deemed to be a submittal to a planned zoning district. Plan revisions, building renovations and additions and any other action requiring land use approval by the City which do not constitute changes in zoning classification will continue to be governed by the provisions of this Title relating to conventional zoning districts.

Boundaries of the districts as enumerated in Section 405.030 shall be shown on a map of the City designated as the Zoning District Map, and the map is made as much a part of this Title as if the same were set forth in full in this Chapter.
