Any land use or facility which produces, uses or stores any substance(s) appearing on the "List of Extremely Hazardous Substances" in an amount(s) equal to or in excess of the "threshold planning quantity" as defined by the most recent listing developed by the U.S. Environmental Protection Agency (40 CFR, Part 355) or such use or facility which is otherwise under the jurisdiction of the Missouri Emergency Response Commission shall be subject to the additional requirements outlined in this Article, conflicting provisions of this regulation notwithstanding.

A. 
Minimum Lot Area. One (1) acre.
B. 
Minimum Lot Width At The Building Line. One hundred fifty (150) feet.
C. 
Minimum Setback Requirements, Measured From Building Line.
1. 
To street right-of-way line. Fifty (50) feet.
2. 
To lot boundary lines. Fifty (50) feet; if the use abuts any residential or mobile home district, no building or storage of materials may be located within one hundred (100) feet of a residential or mobile home district.
