A. For
the purposes of this Chapter, all land falling within the jurisdiction
of these regulations is hereby divided into sixteen (16) zone districts
designated as follows:

1. Agricultural district.
a. "A-1" Agricultural District
2. Residential districts.
a. "R-1" One-Family Dwelling District
b. "R-2" One-Family Dwelling District
c. "R-3" One- and Two-Family Dwelling District
d. "R-4" Multiple-Family Dwelling District
e. "R-5" Mobile Home Dwelling District
3. Business districts.
b. "C-1" Central Business District
c. "C-1-A" Business District
d. "C-2" Local-Highway Business District
e. "C-2-A" Local Retail Business District
4. Industrial districts.
a. "I-1" Light Industrial District
5. Special districts.
b. "S-3" Flood Plain and Drainageway District
6. Development districts.
a. "PD-1" Planned Development Overlay District
b. "C-C" Conservation-Cluster Development District
7. "F-I" Infill Development Overlay District

The above zones and districts and the boundaries of such zones
and districts are hereby established as shown on the map entitled
"Weston City Zoning District Map" dated September, 1998, which is
an integral part of this Chapter and is on file in the offices of
the City Clerk and the Planning and Zoning Commission. Said map and
all explanatory matter thereon are hereby adopted and made a part
of this Chapter.

B. No
zoning district established in this report should be changed or a
zoning district established after the effective date of a new zoning
ordinance unless said districts are of the following minimum size:
1. "A-1" Agricultural District: No minimum.
2. "R-1" One-Family Dwelling District: 8 acres.
3. "R-2" One-Family Dwelling District: 6 acres.
4. "R-3" One- and Two-Family Dwelling District: 5 acres.
5. "R-4" Multiple-Family Dwelling District: 2 acres.
6. "R-5" Mobile Home Dwelling District: 8 acres.
7. "H-1" Historic District: No minimum.
8. "C-1" Central Business District: 5 acres.
9. "C-1-A" Business District: No minimum.
10. "C-C" Conservation-Cluster Development District: 5 acres.
11. "C-2" Local-Highway Business District: 1 acre.
12. "C-2-A" Local Retail Business District: No minimum.
13. "I-1" Light Industrial District: 10 acres.
14. "S-2" Slope District: No minimum.
15. "S-3" Flood Plain and Drainageway District: No minimum.
C. Zoning District Map. The Zoning District Map showing the boundaries of the areas covered by the districts listed in Subsection
(A) of this Section and all notations, references and other information shown thereon should be a part of the new zoning ordinance and have the same force and effect as if the District Map and all the notations, references and other information shown thereon were all fully set forth or described herein, the original of which District Map is properly attested and is on file with the City Clerk. No amendment to the new zoning ordinance which involves matter portrayed on the Zoning District Map should become effective until after such change and entry has been made on said Zoning District Map.

A. Where
uncertainty exists with respect to the boundaries of any of the aforesaid
districts as shown on the Zoning District Map, the following rules
should apply:
1. Where district boundaries are indicated as approximately following
the centerlines of streets or highways, street lines or highway right-of-way
lines, these centerlines, street lines or highway right-of-way lines
should be construed to be such boundaries.
2. Where district boundaries are so indicated that they approximately
follow the lot lines, township lines, section lines, one-half (½)
section lines, one-quarter (¼) section lines and one-eighth
(⅛) section lines, such lines should be construed to be said
boundaries.
3. Where district boundaries are so indicated that they are approximately
parallel to the centerlines or street lines of streets, or the centerlines
of right-of-way lines of highways, such district boundaries should
be construed as being parallel thereto and at such distance therefrom
as indicated on the Zoning District Map. If no distance is given,
such dimension should be determined by the use of the scale shown
on the Zoning District Map.
4. Where the boundary of a district follows a railroad line, such boundary
should be deemed to be located in the middle of the main tracks of
the railroad line.
5. Where the boundary of a district follows a stream, lake or other
body of water, the boundary line should be deemed to be at the limit
of the jurisdiction of the City unless otherwise indicated.

A. Whenever
any street, alley, public way, railroad right-of-way, waterway or
other similar area is vacated by proper authority, the districts adjoining
each side of such street, alley, public way, railroad right-of-way
or similar area should be extended automatically to the center of
such vacation and all area included in the vacation should then and
thenceforth be subject to all appropriate regulations of the extended
districts. In the event of a partial vacation, the adjoining district
or district nearest the portion vacated should be extended automatically
to include all the vacated area.
B. Lands
which may hereafter become incorporated areas of the City or within
its jurisdictional limits shall be included in the "A-1" Agricultural
District until changed by amendment of this Chapter.
