A. 
The International Residential Code, 2018 Edition, including Appendix A, B, C, F, H, J, M, N, P, and T as published by the International Code Council, be and is hereby adopted as the Residential Code of the City of Brentwood, Missouri, for regulating and governing the construction, alteration, movement, enlargement, replacement, repair, equipment, location, removal and demolition of detached one- and two-family dwellings and multiple single-family dwellings (townhouses) not more than three (3) stories in height with separate means of egress as herein provided; providing for the issuance of permits and collection of fees therefore; and each and all of the regulations, provisions, penalties, conditions and terms of said Residential Code are hereby referred to, adopted, and made a part hereof, as if fully set out in Section 500.210, with the additions, insertions, deletions and changes prescribed below.
B. 
The following Sections are hereby revised:
1. 
Section R101.1. Title. These provisions shall be known as the Residential Code for One- and Two-Family Dwellings of the City of Brentwood, and shall be cited as such.
2. 
Section R113.4 Violation penalties. Any person who violates a provision of this code or fails to comply with any of the requirements thereof or who erects, constructs, alters or repairs a building or structure in violation of the approved construction documents or directive of the Building Official, or of a permit or certificate issued under the provisions of this code, shall be punishable in accordance with the provisions of Section 100.080 of the Brentwood City Code.
3. 
Table R301.2(1). Table R301.2(1) is amended as noted below.

Section R304.1. Minimum area. Habitable rooms shall have a floor area not less than one hundred twenty (120) sq. ft.
5. 
Section R313 Automatic Fire Sprinkler Systems is deleted entirely.
6. 
Section P2603.5.1. Sewer depths. Private septic tanks are not permitted. Building sewers shall be a minimum of thirty (30) inches below grade.
