Any applicant wishing to develop land within the Township of
Knowlton shall apply for and obtain the approval of the Planning Board
or the Zoning Board of Adjustment (if applicable) in accordance with
the following procedure. The applicant shall obtain all necessary
forms from the Secretary of the Approving Board, who shall inform
the applicant of the steps to be taken to initiate applications and
of the regular meeting date of the Board. The applicant or the applicant's
attorney shall appear at all regular meetings of the Approving Board
whenever the application is being considered.
Any subdivision determined by the Approving Board to create,
impose, aggravate or lead to the possibility of an adverse effect
upon either the original property being subdivided or upon the adjacent
properties may be required to be revised by the developer to remove
such adverse effect(s), or where the remaining portion of the original
tract is of sufficient size to be subdivided further, the developer
may be required to submit a plan of the entire remaining portion of
the tract to indicate a feasible plan whereby the application for
subdivision, together with subsequent subdivisions which may be submitted,
will not create, impose, aggravate or lead to any such adverse effects.
The Subdivision Committee may review subdivision plats or site
plans and recommend regarding completeness and take such other actions
as are appropriate. The Planning Board shall classify all applications
for subdivisions or site plans and shall determine completeness.
No construction shall be permitted until guaranties described
in this chapter have been provided.
