The Planning Board of Knowlton Township shall administer this Article
11, including preliminary and final site plan and subdivision approvals and the authority to establish conditions of any approval. The Planning Board shall have the authority to grant variances, with the exception of use variances, and/or waivers from the strict application of any provisions of this article when, such variances and/or waivers assist in carrying out the objectives of the Farmland Preservation Zone, the benefits of granting the variances outweigh the detriments and the grant of the variance will not negatively affect the zone plan or the surrounding properties.

In order to minimize the impact that development will have within the Farmland Preservation Zone, clustering is mandatory for all major subdivisions of 50 acres or more and is optional for minor subdivisions and major subdivisions of less than 50 acres. See §
11-297C.
To apply for a minor subdivision or a minor site plan in the FPZ, the applicant shall comply with all requirements listed under Article
13, Minor Subdivision, or Article
17, Minor Site Plans, in this chapter.
