The industrial districts are established to accomplish the following purposes:
A. 
To provide space for manufacturing, wholesaling, warehousing, and other industrial activities in locations accessible to rail and highways, so that the movement of raw materials, finished products, and employees can be carried on efficiently and within a minimum of danger to life and property.
B. 
To realize proper standards of performance which will restrict obnoxious activities and encourage activities that will not affect lives of people living and working nearby.
C. 
To promote stability of manufacturing uses.
D. 
To provide room for industrial expansion in suitable locations so that employment opportunities will be preserved.
A. 
Intent. The I-1 Industrial Park District is intended for use as industrial parks with a detailed master plan and development standards.
B. 
Permitted uses:
(1) 
Contractors - building construction.
(2) 
Contractors - heavy construction.
(3) 
Essential service structures.
(4) 
Manufacturing, light.
(5) 
Public works yards.
(6) 
Utility facilities.
(7) 
Warehouses.
(8) 
Wholesale trade.
(9) 
Schools: SIC 8249, vocational schools, not elsewhere classified.

Conditional uses:
(1) 
Automotive repair and services.
(2) 
Automotive sales (only to be allowed as an accessory use to automotive body shops, and with the number of cars to be kept for sale on the premises to be limited in the conditional use permit).

Business services.

Day care.
(5) 
Freight terminals.
(6) 
Manufacturing, heavy.
(7) 
Mini warehouses, self-storage.
(8) 
Repair shops.
(9) 
Retail trade.
(10) 
Wireless communication facilities, including towers.

Rear yard: 25 feet, except fifty-foot minimum rear yard adjacent to existing dwellings or residential districts.
(3) 
Flanking street side yard: 20 feet.
(4) 
Interior side yard: 20 feet.

Maximum height: 35 feet.

Maximum floor area ratio: 0.55.

(5) 
Public works yards.
(6) 
Utility facilities.

Intent. The I-3 General Industrial District is intended to provide a location for non-nuisance manufacturing uses which abut existing and/or abandoned railroad tracks and where the size or shape of the lot or parcel makes it impractical or impossible to comply with the setback requirements of the I-2 General Industrial District. Such uses may be located close to residential areas.

(3) 
Essential services.
(4)

Public works yards.

Utility facilities.
