The regulations set forth in this article, or set forth elsewhere
in this chapter when referred to in this article, are the B Two-Family
Duplex Dwelling District regulations.

The following uses are permitted in the B Two-Family Duplex
Dwelling District:
(A) Any use allowed as a permitted use in the A Single-Family Dwelling
District.

(B) Two-family duplex dwellings.
(C) Private garages.
(1)
Interior lots. A private garage may be erected upon each building
side to house no more than two automobiles and may only be located
two feet away from a side lot line and five feet from the rear lot
line; and such garage shall not exceed in size 18 feet in width by
22 feet in depth. Under no circumstances shall a garage be erected
that extends beyond the building line of the adjoining property. No
shed, shack, lean-to, extension or other structure may be erected
against said garage or residential unit or any other portion of the
building site, except as provided for in this chapter. Any garage
so erected shall be of brick or frame construction with a hip or gable
composition shingle roof. Any brick or frame siding shall conform
to the color, size, type and design of the similar materials used
in the residential unit erected on said lot.

Corner lots: same as interior lots except five feet from rear
lot line and front of garage not closer to the street than the extended
line of the street side wall of the existing residence and not farther
from the street than 30 feet from the party side lot line.
(D) An enclosed room or breezeway attaching the house to a garage will
be permitted on corner lots only. Construction must conform with the
setback line of the house and shall be constructed of the same material
in conformity with the Building Code.

The following uses, be they principal or as an accessory use,
shall be considered special uses in the B Two-Family Duplex Dwelling
District and shall not be developed or used without a special use
permit:
(A) Any use allowed as a special use in the A Single-Family Dwelling
District.
Parking regulations in the B Two-Family Duplex Dwelling District
are the same as in the A Single-Family Dwelling District.
The height regulations in the B Two-Family Duplex Dwelling District are the same as in the A Single-Family Dwelling Districts. Additions above the original roof on duplex dwellings that have an existing addition will be integrated in design with the existing second addition to preserve the appearance of a single-family unit. The maximum height allowed for any garage shall be established in Chapter
21, Article 9, Garages, of the Municipal Code of the City of Hometown.
Lot area requirements in the B Two-Family Duplex Dwelling District
are the same as in the A Single-Family Dwelling District.
Maximum lot coverage requirements in the B Two-Family Duplex
Dwelling District are the same as in the A Single-Family Dwelling
District.
