For the purpose of expediting application and reducing subdivision and land development costs, the developer may submit a sketch plat for the purposes of discussion between the City Planning Commission and the developer. The applicant shall not be bound by the determination of the sketch plat review, nor shall the City Planning Commission be bound by any such review.

A. 
Applicants seeking a sketch plat review shall submit three or more copies of the sketch plat, completed in agreement with § .352-8 of this article, to the designated City official.
B. 
Within 60 days of submission of the sketch plat to the designated City official, the City official shall make any recommendations to the developer which it deems necessary or advisable in the public interest in order to provide an acceptable plan for the site.
C. 
Prior to any review process commencing, the applicant must provide sufficient documentation to indicate compliance with Act 537, the Pennsylvania Sewage Facilities Act.[1]

A. 
The sketch plat shall be based on accurate information at a scale of not more than one inch equals 100 feet to enable the entire tract to be shown on one street.
B. 
The location of that portion of the tract which is to be subdivided or developed in relation to the entire tract.
C. 
The location of existing houses, buildings and other structures, with accurate dimensions from all existing and proposed property lines, wooded areas and any other significant natural features within the portion to be subdivided or developed and within 200 feet thereof.
D. 
The name of the owner, all adjoining property owners and those across existing or proposed streets as disclosed by the most recent City tax records.
E. 
The Tax Map sheet, date of revision, block and lot numbers and zone districts of the tract proposed to be subdivided or developed.
F. 
The location of existing or proposed streets, roads, easements, public rights-of-way in and within 500 feet of the subdivision or land development.
G. 
The original and proposed lot layout, lot dimensions, all required setback lines and lot area for each lot in square feet and acreage.
