Prior to the granting of final approval, the subdivider shall have installed or shall have furnished performance guaranties in accordance with Article V of this chapter for the ultimate installation of the following improvements.
Monuments shall be constructed and installed in accordance with the Map Filing Law, N.J.S.A. 46:26B-1 et seq.
All streets, sidewalks and curbs shall comply with all applicable provisions of this chapter and other Town ordinances.[1]

Shade trees shall be of the type and specie and shall be planted at locations and intervals as may be approved by the Municipal Engineer. Existing trees shall be preserved wherever possible. Special precautions shall be taken to protect existing trees.
Off-street parking and loading areas, pedestrian walks and planting strips or natural protective screens between residential and nonresidential areas shall be installed in accordance with the provisions of Article VI of this chapter and, where applicable, Chapter 650, Zoning, site plan approval and the requirements of the Municipal Engineer.
All storm drain and sanitary sewer installations shall be connected to public sewers in accordance with design, location and construction specifications as promulgated by the Municipal Engineer and shall be adequate to handle all present and anticipated future development.
All water mains, fire hydrants and appurtenances shall be connected with the existing water systems, with the approval of Commonwealth Water Co., its successor or assigns.
A. 
Easements of necessary width shall be provided for all public sewers, water mains and other required underground utilities.
B. 
Where a proposed subdivision is traversed by a natural stream or watercourse, there shall be provided a drainage right-of-way conforming substantially with the lines of such watercourse, and such further width or construction, or both, as will be adequate for the purpose and in accordance with all applicable state and county regulations.
Streetlighting, gas, electric and telephone lines shall be installed in accordance with the standards of the appropriate utility and with the approval of the Municipal Engineer.

There shall be at least one street sign at each intersection unless there is an existing approved street sign. Said signs shall be installed by the Department of Public Works at the expense of the applicant.
Soil erosion and sediment control devices of a permanent or temporary nature shall be installed in accordance with the requirements of the New Jersey Soil Conservation Service and shall be subject to the approval of the Municipal Engineer.
