In addition to the general purposes listed in Article I, General Provisions, § 400-2, the regulations for the R-5A Recreation District are designed to accommodate, encourage, preserve, and to provide for primary recreational facilities in certain areas of the Borough. For this purpose, development is restricted to recreational facilities and related land uses.
A building may be erected or used, or a lot may be used and occupied for any one of the following purposes and for no other:
A. 
Principal uses permitted by right:
(1) 
Public or private nonprofit outdoor recreation uses, including but not limited to:
(a) 
Parks and playgrounds.
(b) 
Playing fields or courts, including but not limited to those for baseball, football, hockey, lacrosse, soccer, tennis, or basketball.
(c) 
Passive open space.
(2) 
Forestry/timber harvesting in accordance with § 400-90.
B. 
Principal uses permitted by conditional use. Public or private nonprofit indoor recreation uses may be permitted when authorized by Borough Council pursuant to the standards in Article XX of this chapter.
C. 
Accessory uses. Accessory uses customarily incidental to any of the uses permitted in this district shall be permitted on the same lot as the principal use when in accordance with the applicable provisions of Article XVIII, Supplemental Uses, § 400-82. In addition to those accessory uses permitted in § 400-82, the following specific accessory uses shall be permitted by right as follows:
(1) 
Accessory uses related solely to the recreational uses permitted by § 400-36A(1) which they are intended to serve, including but not limited to hiking and horseback trails, playgrounds, playing fields, picnic areas, woodlands, and passive open space.
(2) 
Accessory structures for storage of recreational equipment and materials for recreational use permitted by § 400-36A(1), including but not limited to playground equipment, courts for tennis, basketball or similar activities, backstops for ball fields, picnic shelters and tables, and structures for maintenance equipment and rest rooms.
The following requirements shall apply to each principal use and its accessories:
A. 
Lot size: one acre minimum.
B. 
Lot width at street line: 50 feet minimum.
C. 
Lot coverage, indoor recreational use: 25% maximum.
D. 
Lot coverage, all other: 10% maximum.
E. 
Building setback line: 25 feet minimum.
F. 
Side and rear yard: 25 feet minimum.
G. 
Off-street parking shall be provided according to reasonable standards applicable to the type of recreational activities proposed.
The following design standards shall apply to all uses permitted in this district:
A. 
Natural resource protection standards in accordance with Article XV.
B. 
General regulations in accordance with Article XVI.
C. 
Off-street parking regulations in accordance with Article XVII.
D. 
Supplemental use regulations in accordance with Article XVIII.
E. 
Sign regulations in accordance with Article XIX.
