In addition to the general purposes listed in Article I, General Provisions, § 400-2, the regulations for this district provide for commercial areas and promote economic development in the Borough.
A building may be erected or used, or a lot may be used and occupied for any one of the following purposes and for no other, except that apartments may be a second use pursuant to Subsection B(1) hereof:
A. 
Principal uses permitted by right:
(1) 
Single-family detached dwelling.
(2) 
Semidetached dwelling.
(3) 
Forestry/timber harvesting in accordance with § 400-90.
B. 
Principal uses permitted by conditional use. The following uses are permitted only when authorized by Borough Council pursuant to Article XX:
(1) 
Retail store.
(2) 
Office.
(3) 
Mixed use in accordance with § 400-95.
(4) 
Vehicle sales, service, or repair in accordance with § 400-106.
C. 
Accessory uses. Accessory uses customarily incidental to any of the uses permitted in this district shall be permitted on the same lot as the principal use when in accordance with the applicable provisions of Article XVIII, Supplemental Uses, § 400-82.
The following area and bulk regulations shall apply:
A. 
For each office use, single-family detached dwelling, and semidetached house.
(1) 
Lot size: 8,500 square feet minimum.
(2) 
Lot width at building line: 50 feet minimum.
(3) 
Lot width at street line: 50 feet minimum.
(4) 
Lot coverage: 35% maximum.
(5) 
Building setback line: 30 feet minimum.
(6) 
Rear yards: 40 feet minimum.
(7) 
Side yards: semidetached dwelling: one 15-foot minimum side yard. Detached dwelling/office: two side yards, seven-foot minimum each.
B. 
For all other uses.
(1) 
Lot size: one acre minimum.
(2) 
Lot width at building line: 100 feet minimum.
(3) 
Lot width at street line: 100 feet minimum.
(4) 
Lot coverage: 60% maximum.
(5) 
Building setback line: 30 feet minimum.
(6) 
Rear yards: 30 feet minimum.
(7) 
Side yards: 30 feet minimum, each.
The following design standards shall apply to all uses permitted in this district:
A. 
Natural resource protection standards in accordance with Article XV.
B. 
General regulations in accordance with Article XVI.
C. 
Off-street parking regulations in accordance with Article XVII.
D. 
Supplemental use regulations in accordance with Article XVIII.
E. 
Sign regulations in accordance with Article XIX.
