In addition to the general purposes listed in Article I, General Provisions, § 400-2, the regulations for this district provide for industrial areas and promote economic development in the Borough.
A building may be erected, altered, or used, and a lot may be used for any of the following purposes and for no other:
A. 
Principal uses permitted by right:
(1) 
Research, engineering, or testing laboratory.
(2) 
Manufacturing.
(3) 
Public utility operating facility.
(4) 
Truck freight terminal.
(5) 
Contractor's establishment.
(6) 
Office.
(7) 
Rail freight terminal or switching yard in accordance with § 400-102.
(8) 
Wireless communications facility in accordance with § 400-105.
(9) 
Forestry/timber harvesting in accordance with § 400-90.
(10) 
Junkyard in accordance with § 400-92.
(11) 
Kennel in accordance with § 400-93.
(12) 
Place of worship in accordance with § 400-100.
(13) 
Cemetery.
(14) 
Crematorium.
B. 
Principal uses permitted by special exception. Multiple uses on a single industrial lot may be permitted when authorized by the Zoning Hearing Board subject to Article XXI of this chapter.
C. 
Principal uses permitted by conditional use.
(1) 
Any other use of a similar nature not specifically permitted by this chapter may be permitted only when authorized by Borough Council pursuant to Article XX.
(2) 
Mobile home park in accordance with § 400-96.
D. 
Accessory uses. Accessory uses customarily incidental to any of the uses permitted in this district shall be permitted on the same lot as the principal use when in accordance with the applicable provisions of Article XVIII, Supplemental Uses, § 400-82. In addition to those accessory uses permitted in § 400-82, a retail store may be permitted by-right as an accessory use to the uses permitted within this district.
The following area and bulk regulations shall apply:
A. 
Lot size: one acre minimum.
B. 
Lot width at building line: 100 feet minimum.
C. 
Lot coverage: 80% maximum.
D. 
Building setback line: 20 feet minimum.
E. 
Side yards and rear yard: 10 feet minimum.
The following design standards shall apply to all uses permitted in this district:
A. 
Natural resource protection standards in accordance with Article XV.
B. 
General regulations in accordance with Article XVI.
C. 
Off-street parking regulations in accordance with Article XVII.
D. 
Supplemental use regulations in accordance with Article XVIII.
E. 
Sign regulations in accordance with Article XIX.
