The purposes of this district are to provide for continued medium
density, suburban-type single-family residential development to preserve
existing medium-density development and open space; and to provide
for and regulate certain uses permitted by special exception.
Land, buildings or premises shall be used by right for only
one or more of the following uses:
A. All uses permitted by right in the R-1 District.
The following uses shall be permitted by special exception only, subject to the applicable provisions of Articles
XXI and
XXV and the provisions cited below:
C. Wireless communication facility with antenna attached to a nonresidential building or a structure of a permitted church, educational, public, municipal or governmental building or facility, and a building or structure owned by a public utility regulated by the Pennsylvania Public Utility Commission, and subject to the provisions of §Â
600-187.
The following shall be permitted as conditional uses only, subject to Article
XXII and the provisions cited below:
D. Professional home office, subject to §Â
600-196.
As noted in R-1 District, §Â
600-14, and subject to the provisions of §Â
600-159.
Unless specifically stated otherwise, the following shall be
minimum requirements:
A. Single-family detached dwelling.
(1)Â Lot size: 11,250 square feet.
(3)Â Street frontage: 50 feet, and 35 feet at cul-de-sac.
(4)Â Building coverage: 25%, maximum.
(5)Â Impervious surface: 50%, maximum.
(6)Â Front yard:
(b)Â
Corner lot: 35 feet at each street lot abuts.
(7)Â Side yards: 15 feet each.
(9)Â Height: two stories, maximum, and 35 feet, maximum.
If a homeowners' association is required for any development located within the R-2 District, it shall adhere to the requirements of §Â
600-179.
