The purpose of the YRO Yutes Run Overlay District is to provide
opportunities for higher intensity residential uses and office-oriented
development within proximity to other employment opportunities and
destination-type businesses in the Township.

1. Principal Uses. See Table 27-1.
2. Accessory Uses (subject to the requirements of §
27-1631):
A. Parking and loading facilities, in accordance with Part
18 of this chapter.
B. Signs in accordance with Part
17 of this chapter.
C. No-impact home-based business, in accordance with §
27-1619, only to the extent that a residence is permitted.
D. Accessory uses customarily incidental to a principal permitted use.

The provisions of this Part are not severable. In the event
any portion of this Part shall be declared invalid and unenforceable,
it is the intention of the Township that the YRO Yutes Run Overlay
District be eliminated in its entirety, with the zoning classification
of property within the YRO Yutes Run Overlay District reverting to
the underlying zoning district.
