1. 
Seasonal Sales. As a conditional use, the Board of Supervisors may authorize seasonal sales, limited to sales of flowers, plants, trees, and arrangements of the same, subject to the following:
A. 
Such uses shall be limited to a period of two weeks preceding Valentine's Day, Easter, Mother's Day, Father's Day, and Christmas.
B. 
Such uses shall not be conducted from a motor vehicle or trailer.
C. 
A permit is obtained.
2. 
Promotional Sales. As a special exception, the Zoning Hearing Board may authorize temporary, short-term retail activities associated with established property owners and businesses in the township, including sidewalk sales and product promotions including displays, introductions, expositions, and presentations, subject to the following:
A. 
Such uses may occur for a maximum duration of four continuous days two times each calendar year for any lot or business establishment.
B. 
The display area for such uses shall not exceed 10% of the lot area.
C. 
Such uses shall not obstruct pedestrian or automobile traffic.
D. 
Goods or displays shall be located a minimum of six feet from any cartway.
E. 
A permit is obtained.
3. 
Produce or Farm Stands. In Agricultural Districts as an accessory use and in other districts as a special exception authorized by the Zoning Hearing Board, produce or farm stand uses are permitted, subject to the following:
A. 
Such uses shall be open for business for no more than eight months in any calendar year.
B. 
At least 50% of the products sold shall be grown on the property upon which the produce or farm stand is located.
C. 
Any signage associated with such uses shall be affixed to the stand and, in aggregate, shall not exceed 20 square feet in area.
(1) 
Signage may contain the name of the stand but shall only contain advertising that pertains to the produce sold at the stand.
(2) 
Signage may be in place only during active business hours.
(3) 
Such signage does not require a sign permit.
D. 
Such use shall not be located within any right-of-way and shall be a minimum of 20 feet from any cartway.
E. 
No produce or farm stand shall be erected or maintained that may cause danger to traffic on a street, sidewalk, or public way by obscuring the view or by inhibiting vehicular or pedestrian movement.
F. 
A permit is obtained.
4. 
Yard Sales. A Township resident may conduct a yard sale subject to the following:
A. 
Items to be offered for sale shall belong to the resident and not be purchased for the purposes of resale on the residential premises.
B. 
Such uses shall be limited to not more than six days in any calendar year.
5. 
Contractor's Office, Construction Equipment Sheds, and Trailers. A contractor's office, and construction equipment sheds and trailers may be erected and maintained where such uses are incidental to a permitted construction project and subject to the following:
A. 
A permit is obtained.
B. 
Such facilities shall not contain sleeping or cooking accommodations.
C. 
Maximum length of a permit shall be one year.
D. 
Such facilities shall be removed upon completion of the construction project.
6. 
Real Estate Sales Offices. Real estate sales offices may be erected and maintained where such uses are incidental to a permitted new development and subject to the following:
A. 
A permit is obtained.
B. 
Such facilities shall not contain sleeping or cooking accommodations.

Special events shall occur in compliance with Ord. 97, 11/14/2000 [Chapter 13, Part 2], and as may be amended by the Board of Supervisors.

1. 
As a conditional use, the Board of Supervisors may authorize the development of assisted living facilities (See definition provided in § 27-201) subject to the following standards:
A. 
Minimum tract size shall be five acres.
B. 
Minimum preserved open space area (see definition provided in § 27-201) shall be 30% in the MX Zone and 40% in the R Zone.
C. 
Maximum tract density shall not exceed 12 units per acre.
D. 
Maximum building coverage shall not exceed 30% of the tract.
E. 
Maximum impervious coverage shall not exceed 60% of the tract.
F. 
Central water and sewer services shall be required.
G. 
Maximum building height shall not exceed 45 feet.
H. 
Parking shall be provided at a minimum rate of one space per five beds plus one space per employee on the largest working shift.
I. 
No buildings or parking facilities shall be located within a perimeter tract buffer area extending 40 feet inward from all perimeter property lines.
J. 
Loading and unloading areas for service vehicles shall be located on the side or rear of the building or buildings so as to be out of view from the public street to the maximum extent feasible.
K. 
No building footprint shall have a linear face longer than 200 feet without an architectural break of at least eight feet.
L. 
In the event that any of the above criteria conflict with other section of this chapter, those found herein shall prevail.

1. 
All planned use development-single-family attached townhouse dwellings shall be subject to the following standards:
A. 
Minimum contiguous tract size shall be 25 acres.
B. 
Nonresidential uses are not permitted.
C. 
Maximum tract density (units per developable acre) shall not exceed what is permitted in § 27-603 for the MX District.
D. 
Single-family attached townhouse swellings shall be developed on a fee-simple lot.
E. 
Minimum Lot Area. There is no specified minimum lot area. Minimum lot area for single-family attached townhouses shall be the footprint of the unit, plus any private decks or patios.
F. 
Maximum building coverage shall not exceed what is permitted in § 27-603 for the MX District, except the maximum impervious coverage shall be applied to the tract's developable acreage as a whole, or in the case of a phased PUD-SFA, as applied to the phase's developable acreage.
G.

H. 
Central water and sewer facilities are required.

Maximum height-principal structures (feet) shall not exceed what is permitted in § 27-603 for the MX District.
J. 
Maximum height-accessory structures (feet) shall not exceed what is permitted in § 27-603 for the MX District.
K. 
Maximum tract width at right-of-way line shall be 50 feet.
L. 
Minimum setback from streets (feet) shall not exceed what is permitted in § 27-603 for the MX District.
M. 
Minimum principal structure setback from tract perimeter (feet) shall not exceed what is permitted in § 27-603 for the MX District.
N. 
Minimum accessory structure setbacks form tract perimeter (feet) shall not exceed what is permitted in § 27-603 for the MX District.
O. 
Minimum surface parking areas, driveways interiors roadways setback from the perimeter (feet) shall not exceed what is permitted in § 27-603 for the MX District.
P. 
Minimum principal building spacing (feet) shall not exceed what is permitted in § 27-603 for the MX District.
