This chapter shall be known and may be cited as the "Franklin Township Subdivision and Land Development Ordinance."

1. 
It is the intent of this chapter to regulate the subdivision and development of land in Franklin Township in order to promote the health, safety and general welfare of the citizens of Franklin Township and to ensure that:
A. 
Proposed sites are suitable for habitation.
B. 
Orderly, efficient, integrated and harmonious development occurs in Franklin Township.
C. 
Provisions are made for adequate open spaces for traffic, recreation, light and air and the proper distribution of the population.
D. 
Standards are provided governing the design, construction, alteration, extension and maintenance of mobile home parks.
E. 
The layout or arrangement of the subdivision or land development shall conform to the Comprehensive Plan for Franklin Township, the Franklin Township Open Space, Recreation and Environmental Resources Plan, and Landscapes, the Chester County Policy Plan of 1996, as may be amended from time to time.

The Board of Supervisors of Franklin Township shall have the authority to regulate subdivision and land development by enacting this Subdivision and Land Development Ordinance in accordance with Section 501 of the Pennsylvania Municipalities Code, 53 P.S. § 10501.

The provisions of this chapter shall be held to be minimum requirements to meet the above-stated purposes. Where the provisions of this chapter impose greater restrictions than those of any statute, other ordinance, or regulation, the provisions of this chapter shall prevail. Where the provisions of any statute, other ordinance or regulation impose greater restrictions than those in this chapter, the provisions of such statute, ordinance, or regulation shall prevail.

This chapter shall become effective on March 9, 2000.
